megayachts project

Due to be launched in 2024, Vard's SOMNIO is set to be the largest superyacht in the world and the first ever 'yacht-liner'. With a LOA of 222m and a gross tonnage of 33,500, she is an unprecedented feat of design and engineering set to change the course of ultra-luxury travel. Winch Design and Tillberg Design are responsible for her interior and exterior design, a layout which features 39 exquisite high-end apartments offering the perfect combination of the superyacht lifestyle and premium hotel service. Amenities onboard will be aplenty, notably a 10,000 bottle capacity wine cellar and tasting rooms, a plethora of restraurants and bars, and a beach club with top-tier water sports offerings.

  • Lurssen Yachts

On the 5th April 2013 Lürssen, the leading shipyard for large luxury yacht building, launched the 180m yacht AZZAM - the largest motor yacht in the world. The sleek and elegant superyacht features exterior design by Nauta Design.

Fulk Al Salamah

  • Mariotti Yachts

This 164-metre (538ft) superyacht was built in Italy by Mariotti Yachts and now sits in the Omani capital as part of the royal fleet. The Italian built superyacht is currently the second largest privately owned yacht in the world, after Lurssen's Azzam.

  • Blohm + Voss

Roman Abramovich's yacht Eclipse has received a huge amount of industry attention, not just for its size but for the celebrity of its owner. Eclipse is the largest and most expensive superyacht ever built. When initially ordered she was estimated to cost approximately £330million, by the time she was delivered however, her overall costs were closer to the £1billion mark due to the extra luxury fittings and security measures required by her owner. With a crew of up to 60, Eclipse is a giant of the sea. She was the fourth superyacht comissioned by Abramovich.

  • Platinum Yachts

This magnificent yacht was originally commissioned by Prince Jefri Bolkiah of Brunei. Construction was suspended in 1998 and the vessel left unfinished until HH Sheik Mohammed bin Rashid al-Maktoum secured the rumoured $300 million project. Platinum Yachts took the mega yacht to completion and in 2006 launched Dubai to become the world’s largest private yacht. Today however, Dubai is the second largest privately owned yacht in the world.

Launched in February 2022, Project Blue is Lurssen's latest secretive yacht project. With little revealed about her specifications and designers, her expansive size was confirmed by the German shipyard following her launch: an incredible 160m. Project Blue will be Lurssen's second-largest superyacht, and is due to be delivered in 2023. She was recently spotted in Bremerhaven, Germany, making her way out to sea for her maiden sea trial. She is expected to have a beam of 21m, and a gross tonnage of 15,320 GT. Her other specifications are currently unknown.

Originally known as Project Omar, the 156 metre superyacht Dilbar was launched in 2016 after over 4 years of construction. A favourite with yachtspotters worldwide, Dilbar is considered the largest superyacht in the world by volume.

Like most royal superyachts, little is known about Al Said, a giant mega yacht formerly codenamed "Project Sunflower". She was delivered to the Sultan of Oman in 2008 as a replacement for a smaller mega yacht of the same name. At a stunning 155m, Al Said consists of six large decks and features striking exterior and interior design by Espen Oeino International, the same company that designed the stunning 127m mega yacht Octopus. According to reports, Al Said is said to accommodate as many as 70 guests and 154 professional crew, as well as featuring a concert room capable of accommodating a 50 piece orchestra.

When construction of A+ (formerly named Topaz) first began she was forecast to be the 4th largest yacht in the world and to measure approximately 147m (482’3’’ft). Having left her floating shed at the Lürssen shipyard located in Bremen, Germany, she is now ready to claim that mantle and undergo the final phases of construction.

Prince Abdulaziz

  • Helsingor Vaerft

As one of the yachts of the Saudi Royal Family, Prince Abdulaziz is used to conduct official business as well as for pleasure. The largest yacht built in the 20th century, the interior alone took 15 months to complete. Originally built for the late King Fahd of Saudi Arabia who named the yacht after his son, it is now owned by his brother Abddullah.

Very little is known about Lurssen's mysterious superyacht OPERA. At 146m, the superyacht will be the sixth largest yacht Lurssen has built at the time of her launch in September 2022. OPERA was first spotted in May 2021 when she transported to the yard's Bremen outfitting facilities in Germany.

El Mahrousa

  • Samuda Bros.

This Egyptian presidential yacht is not only one of the world’s largest but also one of the oldest. Built in 1865 in London, the yacht was intended for the King of Egypt. Originally named Mahroussa, El Horriya was extended in 1872 and again in 1905.  Nowadays she is berthed in Alexandria and is listed as a training ship by the Egyptian Navy.

Developed by German shipyard Lürssen, construction of Project Luminance is underway at their facilities near Lemwerder. Due to enter the esteemed list of the Top 10 largest superyachts in the world, information about the 145m superyacht is limited at this moment in time. Lürssen are world-famous for their incredible innovations and their capacity to build extremely large mega yachts filled with numerous features. Photos that have been captured of the boat indicate that she will have considerable deck space with plenty of room left over indoors to be packed out with luxury.

SAILING YACHT A

Sailing Yacht A is a highly unique vessel, with an LOA of 142.81m. She is one of the world’s largest and the most advanced superyachts with a number of unique features, including an underwater observation pod, hybrid diesel-electric propulsion system and premium navigation systems. Her three masts are the tallest and most highly loaded freestanding composite structures in the world. Her futuristic design was created by Philippe Starck, her smooth silver-metallic surfaces challenging the expectations of conventional aesthetics.

As one of the most well-known builders of Top 100 yachts, Lurssen's NORD (formerly Opus and Redwood) has been highly anticipated as one of the largest ever to launch from the German yard. Also the largest project set to launch in 2020, at 142m, she will accommodate up to 36 guests in 20 cabins and was designed by Nuvolari Lenard.

  • ADMShipyards

The 141m superyacht Swift141, now christened 'Yas', was successfully launched by ADMShipyards in November 2011; entering the record books as both the largest launch of 2011 and most significant superyacht in recent history. ADMShipyards, members of Privinvest, has proudly announced the launch of their first superyacht. At 141 meters, this stunning private yacht ranks as the sixth largest superyacht in the world.

  • Lloyd Werft

Project Solaris is the revolutionary explorer yacht built by German masters of engineering Lloyd Werft. Topping off the yard's record for ultra large luxury yacht build, Project Solaris is an estimated 139m+ explorer yacht at the German giant's shed.

Scheherezade

As with most yachts in construction at Lurssen, little is known about this 140m project. We do not yet know the designer or architect, but she has been spotted moving around the build-hall. Her sightings have lead yacht spotters on the docks of the yard to aptly name her 'Project Lightning.' We hope to see her launch towards the end of 2019.

Ocean Victory

  • Fincantieri Yachts

The largest yacht ever built in Italy and one of the ten largest in the world, Fincantieri has announced the successful delivery of Project Victory - a 140 metre superyacht launched in 2014 - under the official name of Ocean Victory.

Code named as Mipos (short for Mission Possible) during her construction, Al Salamah belongs to Saudi Arabian Defence Minister Prince Sultan bin Abdul Aziz. Kept a great secret, rumours tell that she has over 80 rooms, a helipad, and an indoor swimming pool complete with glass roof. A real working wonder, this yacht was completed in 1999 after only two years.

ISA Yachts GT 80 Project Future Megayacht

The newcomer was sold to a repeat client in July, just over a month after the presentation of the new GT range. The owner, who has enjoyed the 217-foot ISA superyacht Okto for almost a decade, was seeking a fresh, innovative megayacht for the years to come. Enter Future.

“The owner has always relied on Palumbo Superyachts for the maintenance of his superyacht,” Giuseppe Palumbo, CEO of Palumbo, said in a statement . “This allowed us to create a project tailored to his needs by formulating a new model with high-performance lines that winks at the near future.”

The yacht was once again penned by Enrico Gobbi of Team for Design and will feature naval architect by Palumbo’s in-house team. Billed as a “sporty coupé,” the 262-footer is replete with long, curved lines that create a sleek silhouette. The steel gray hull is adorned with charcoal details that further accentuate its shape. The superstructure is also set back further toward the aft than other Gran Turismo yachts to emphasize the distinctive ISA arch.

Stepping onboard, the main deck is home to four double cabins and a VIP with a lounge, while the lower deck sports a VIP cabin with twin beds and 10 crew cabins that can collectively seep 18. Occupying pride of place on the upper deck, the spacious and secluded owner’s suite is described as a “true glasshouse.” It is equipped with giant floor-to-ceiling windows, two bathrooms, a vanity area, two wardrobes, and an office. Gobbi will also take care of the interior design.

Project Future is expected to hit the seas in 2027. Stay tuned.

Ten upcoming superyacht deliveries to look out for

This year has seen its fair share of spectacular superyacht projects – including Abeking & Rasmussen 's 118.2-metre flagship Liva O and Frei re 's 111.9-metre Renaissance (now one of the most expensive charter yachts on the market). But as 2023 draws to a close, there are still a few new superyachts to look forward to.

From the highly confidential Project Icecap to Tecnomar's recent, radical debut of This Is It , BOAT takes a peek at what's yet to officially emerge from the shed...

Builder: Heesen Length: 58.5m

Ultra G is one of Heesen's most powerful projects yet. With a propulsion package that totals 22,000 horsepower – including four water jets – she can reach an impressive 37 knots in light load conditions. A “sport fisherman in yacht disguise”, Ultra G 's custom design draws on inspiration from two previous sportfishing models built by Heesen in the nineties and features a fighting chair and storage for 40 rods. She's also equipped with a custom Vanquish tender.

Project Jag

Builder: Lürssen Length: 122m

Commissioned by an experienced client as a replacement for his 96-metre, Project Jag is one of the largest superyachts currently under construction (and the owner's third Lürssen). The project bears a number of the same design signatures as his former yachts, including an elongated bowsprit and plenty of al fresco deck space. Exteriors were designed by Nuvolari Lenard while the interiors – courtesy of Reymond Langton – are described as a “beautiful, bespoke homage to the owner's lifestyle”. There will be two staff for every guest on board.

Luminance

Builder: Lürssen Length: 145m

Another powerful-looking Lürssen, Luminance 's classic raked bow and high, brooding superstructure were photographed when she embarked on her sea trials in April. Construction on the mammoth project began in 2018 – but Luminance has since been kept tightly under wraps. Her exterior is known to be Espen Øino -designed, while her interiors have been styled by Francois Zuretti . Once delivered, she'll be the seventh largest Lürssen on the water.

Builder: Moonen Length: 33.9m

A take on the contemporary gentleman's yacht, the Moonen 110 sees René van der Velden and Diana Yacht Design team up once more, having previously worked on the Dutch shipyard's Martinique series. She also takes cues from previous models Moonen 84 and 97. London-based Studio Indigo is behind the yacht's interiors, with "a sweeping spiral staircase using fluted natural timbers" sitting at the heart of the design.

Builder: Heesen     Length: 67m

Sparta is based on the yard’s 66-metre Project Avanti – first presented at the Monaco Yacht Show in 2018, the sporty, low-profile design caught the eye of its commissioning owner. Last spotted heading out to sea trials, the 1,200GT superyacht is Heesen's largest steel construction to date and has been styled inside and out by British studio Winch Design . Her interiors are said to follow an elemental theme with different sections dedicated to water, earth and air.

Project Icecap

Builder: Lürssen Length: 107m

When she was revealed last summer at Lürssen’s Wolgast yard, it was clear that Project Icecap was shaping up to be a very capable explorer yacht. With an axe-style bow and the superstructure well forward, the yacht should punch safely through big seas, while offering big cargo-carrying capacity on the open aft deck. Owner’s rep Moran Yacht & Ship described the boat as "diesel-electric powered", while an ice-classed hull, heli-hangar and forward observation lounge are also on the spec sheet.

Builder: Rossinavi Length: 59.4m

Rossinavi's first ever explorer yacht, Akula was rolled out of the shed in June sporting a striking scarlet hull by Gian Paolo Nari . Once delivered, she'll support "marine research activities and philanthropic projects" with her variety of diving equipment, custom open-air observation deck and two six-metre containers which act as transportable science labs. Fitted with diesel-electric propulsion, Akula also has "optimised fuel consumption" for a lower environmental impact during long periods of time at sea.

Meet Project Cosmos: 1,000 mile range, emissions-free megayacht from Apple Watch designer

Avatar for Scooter Doll

German luxury boatbuilder Lürssen Yachts has shared video footage of it successfully launching a zero-emissions megayacht longer than two olympic swimming pools, suspected to be commissioned by a Japanese billionaire. The exterior of hydrogen powered megayacht, codenamed Project Cosmos, is being designed by Apple designer Marc Newson.

Lürssen Yachts is a legacy boatbuilder with German roots dating as far back at 1860. After initially starting out building racing rowboats, Lürssen constructed the world’s first motorboat in 1886. It has gone bigger and better in the century and a half since that milestone, gaining a reputation in the maritime industry for consistently pushing the limits of engineering and innovation within its unique vessels.

Lürssen first committed to using fuel cells way back in 2009 and has been operating a methanol-hydrogen fuel cell power plant since 2012. That technology is present in its current megayacht build, Project Cosmos – which just made its technical launch onto the waters of Germany.

It’s a work in progress that still has a couple years to go, but you can already get a scope of its size and unique design from the images below.

megayacht

This megayacht can operate for 15 days without emissions

Lürssen Yachts uploaded a new video to YouTube today sharing the successful technical launch of the Project Cosmos from its facility in Germany, just five days after officially unveiling the megyacht in a separate video.

This is the public’s first genuine glimpse of the vessel despite it entering year three of construction. As you can see from the images above, Project Cosmos is a massive 114.2. meter (~375 ft) megayacht featuring an explorer-style profile, meaning the vessel’s the superstructure has been positioned more forward to allow for a larger aft deck.

Other features spotted from the YouTube footage include a swimming pool and some sort of large cut-out, which could be used to stow a separate smaller (but still quite large) vessel (preferably electric, right?). Up top, you’ll notice what appears to be a 360-degree viewing area as well as a helipad on the bridge deck below.

According to  Boat International , the exterior of the megayacht is being designed by Australian designer Marc Newson, who helped form the look of the Apple Watch in 2015. On the maritime side, Newson also designed a 140-meter superyacht called Solaris for Russian Billionaire Roman Abramovich.

The star of the show (at least to us), however, is the unique hydrogen powertrain Lürssen has implemented in the megayacht. Luxury Launches points out that rather than stow and tote massive liquid hydrogen tanks aboard, Project Cosmos will utilize readily available methanol which still carries plenty of hydrogen in its chemical makeup.

The waste result is still just water, offering a viable zero-emissions solution at sea that Lürssen hopes will influence future megayacht builds, especially since some of the traditional ultra-large vessels have larger carbon footprints that entire island nations.

Hydrogen power clearly offers a better solution, especially since Lürssen Yachts states the Project Cosmos’ green propulsion system enables its owner to anchor down for 15 nights without emissions. In terms of range at sea, the megayacht will be able to slow cruise for over 1,000 miles, again emissions-free.

The hydrogen powered megayacht is believed to be commissioned by Japanese billionaire entrepreneur Yusaku Maezawa . Maezawa was seen onboard the vessel during the technical launch in the video below – the Japanese flag hung from the railing of the yacht is also a clear hint.

Lürssen Yachts is expected to complete delivery of the Project Cosmos megayacht in 2025. See more below:

  • A 72-meter super yacht Project 2024 by Feadship

Project 2024

Feadship projects, feadship yacht building, feadship yacht design, super yacht concept, mega yacht concept, yacht design, jan-bart verkuyl, innovative yacht projects, latest yacht designs, technological yachts, mega yacht projects, yacht helipad, super yacht interior design, yacht hut tub, yacht beach club.

A 72-meter super yacht Project 2024 by Feadship

Project 2024, a 72.6-meter mega yacht built by Feadship, has been announced

Feadship , a Dutch yacht building company, has collaborated with Nauta Design to offer Project 2024 , a 72m high speed luxury yacht prototype. Project 2024, which was unveiled at an online media briefing, was designed in collaboration with Nauta and highlights marine architecture by Feadship De Voogt Naval Architects . The idea was developed in response to a number of customer demands, according to the builder, and is tailored to clients who "have no expertise nor concern in the complicated technological aspects of a new construction."

Project 2024, on the other hand, provides a "incredible number of customised high product options." Many of the key technological components have already been developed, including the necessary engineering and marine design. Costumers would be able to save time on distribution and be free to "build their own personalized Feadship" as a result of this. As a consequence, the mega yacht will be delivered in time for the summer of 2024.

Project 2024 was influenced by plenty of innovative superyacht designs proposed by designers around the industry, according to chief product strategist Farouk Nefzi . “We've seen a lot of stunning futuristic concepts with cutting-edge technologies and fantastical dreams. But the primary issue is what is truly feasible now, and what kind of creativity can be implemented now.” The proposal has been "focused out to the greatest degree of precision," according to Feadship, and is "remarkably separate from just about any luxury yacht prototype model available today."

It was born out of a collaboration between Nauta and the builder on some other Feadship luxury yacht task and according to the company: “Their pleasant friendship encouraged them to imagine how their joint perfect Feadship could look for potential customers wanting to know about how to skip the early technological period of a new build implementation.” Nauta and Feadship spent a few months designing and developing a "unique concept that would incorporate all of their common experience" with Feadship De Voogt Naval Designers.

The 72m Project 2024 is the outcome, a completely Tier III compatible mega yacht with a steel hull and an aluminum upper body. Feadship ’s ceo Jan-Bart Verkuyl stated that the engineering team sought to integrate a variety of market-leading design developments into the concept. Resilience, future creativity and innovation and modern features are just a few of them. “We wanted to have a place where customers could invest extra time with family and friends,” the company says. The outcome is a 70-meter private yacht that incorporates all current construction trends. We know how important it is for people to be allowed to navigate from their yacht, so we have a tickle helipad on the stern, as well as plenty of windows and connections across the outside and inside.”

The main exterior elements contain wide screens, smaller size and "elegant" bulwarks, with a sea view and an inland and outside connection. The 564 square meter of cabin space can be fully customized to the customer's preferences and desires, with 12 guests sleeping in a wide master cabin, VIP cabin, and 8 extra rooms that can be configured as doubles or twins. The master cabin, which is located forward of the main deck, is defined as a "sanctuary of individual privacy and leisure," with pieces of clothing and coated surfaces that produce a "aura of clarity." The suite has his and hers standing cupboards, a lounge, and a personal balcony that results in higher deck's rooftop lobby and outdoor dining hall. A reach helipad has been designated instead of the upper deck, although this may be converted into extra seating if the buyer so wishes.

The above-mentioned sun deck is separated into three main areas. The forward area has a Hot tub that is arranged for tanning, while the center area has a seating area for 12 people that is protected by translucent windbreaker boards. Aft is a bar location. A huge food lift spans both floors, and an escalator will carry visitors around the yacht. Over on the ground floor, the aft section flows into the main saloon, which is separated into a bar and dining area with massive screens and panoramic views of the sea. There's also the luxury of adding flip terraces to the lounge, stretching it over the lake.

The beach club , which is located aft of the bottom section, is a highlight feature. The pool bar is extended by an additional 80 percent thanks to large square side wings. There is also a 3.3-meter pool and plenty of seating in the field. The rooftop bar has tight ties to the deck behind with curving steps – a layout element that allow families to take care on kids playing on the beach club. Verkuyl commented on the beach club idea, saying, "Lots of beach clubs are being built within boats, but we're really watching beach clubs expand and becoming more." It's an attractive room that connects you to the water surrounding you - a spot where you'd like to spend time with loved ones.” Project 2024 has room for 18 team members, along with a designated captain's quarters and eight extra rooms on the bottom section.

A 72-meter super yacht Project 2024 by Feadship

megayachts project

It's a Good Time to Be Selling Superyachts

I n the early days that followed Russia’s invasion of Ukraine, very large boats became a big part of the global political discourse. Specifically, megayachts owned by Russian oligarchs with ties to the Russian government became the target of economic sanctions — and sometimes sabotage . You might think that the ongoing war would have had an impact on the luxury yacht market — but, surprisingly enough, that isn’t necessarily the case.

Writing at Air Mail , Jonathan Margolis has details on the current state of superyacht sales — and, spoiler alert, the current state of that industry is very good indeed. Margolis writes that “orders have been running at the current record of 125-plus a year since 2021” in the industry, and that the years since the pandemic began have featured a marked increase in sales of the largest and most luxurious of vessels.

Margolis goes on to note that the nation with the largest group of buyers in the market for super-yachts is the United States. That includes buyers willing to wait for a few ship and those in the market for a previously owned one. He goes on to observe that the owners of these boats “typically trade up, almost always for something bigger, after two or three years” — a relative rarity among luxury buyers with this much money to spend.

The appeal of sizable boats hasn’t yet waned — especially for the biggest boats in the market. “The strong demand is continuing, especially in the $50 million–plus market,” Burgess ‘s Richard Lambert told Air Mail. At least for some buyers, there’s an appeal to working with the same companies again and again; custom builders Heesen Yachts recently announced the sale of a 180-foot yacht to what an article described as “a repeat client.”

How to Build a Superyacht in the 21st Century

As for where the U.S.’s luxury yacht fleet is concentrated, Margolis points to the area around Florida — with easy access to the Caribbean being one of the draws of docking one’s ship there. With new advances in boatmaking rolling out — or, in the case of this all-aluminum vessel , floating out — regularly, it’s a space that’s constantly evolving.

Geographic coordinates (latitude and longitude) define a position on the Earth’s surface. Coordinates are angular units. The canonical form of latitude and longitude representation uses degrees (°), minutes (′), and seconds (″). GPS systems widely use coordinates in degrees and decimal minutes, or in decimal degrees.

Latitude varies from −90° to 90°. The latitude of the Equator is 0°; the latitude of the South Pole is −90°; the latitude of the North Pole is 90°. Positive latitude values correspond to the geographic locations north of the Equator (abbrev. N). Negative latitude values correspond to the geographic locations south of the Equator (abbrev. S).

Longitude is counted from the prime meridian ( IERS Reference Meridian for WGS 84) and varies from −180° to 180°. Positive longitude values correspond to the geographic locations east of the prime meridian (abbrev. E). Negative longitude values correspond to the geographic locations west of the prime meridian (abbrev. W).

Egypt government launches $21bn ‘South Med’ real estate mega-project

megayachts project

  • Middle East

Spanning 23 million square metres, “South Med” will feature over 2,000 hotel rooms and residential units, and a large international marina

Marisha Singh

In a bold move to bolster Egypt’s tourism sector, the government has launched the “South Med” project, a massive EGP1tn($21bn) investment designed to transform the country’s North Coast into a premier global destination.

The announcement came during a press conference at the New Administrative Capital on Tuesday, with key figures from the government and private sector in attendance.

A strategic partnership

The “South Med” project is a collaborative effort between the Egyptian government and the private sector, specifically the Talaat Moustafa Group(TMG). This partnership is poised to yield significant economic benefits, with projections of EGP1.6tn in sales and the creation of 1.6 million direct jobs, said the country’s prime minister during the announcement conference.

Prime Minister Madbouly emphasised the project’s alignment with Egypt’s Vision 2030 and the National Strategic Plan, highlighting the North Coast’s potential as a hub for tourism and foreign investment.

“This project, alongside initiatives in New Alamein and Ras Al Hekma, will attract millions of foreign tourists and provide vast employment opportunities, drawing young people to the region,” he stated.

Development and features

Spanning 23 million square metres, “South Med” will feature over 2,000 hotel rooms and numerous residential units, all managed by international hotel brands to ensure high occupancy year-round.

The project will also boast a large international marina capable of accommodating yachts and tourist ships, further positioning Egypt as a key player in the Mediterranean tourism market.

Hisham Talaat Moustafa, CEO of TMG, underscored the project’s significance as a public-private partnership.

He highlighted the strategic location of “South Med” close to Alexandria, with convenient access to Alamein International Airport. This positioning, combined with the luxury amenities planned, is expected to attract high-spending tourists from Europe, the UK, and GCC countries, he said.

Record-breaking sales

The launch of “South Med” has created a buzz in the Egyptian and neighbouring real estate markets, as evidenced by the record-breaking sales after reservations opened.

Within the first 12 hours, the project garnered EGP60bn($1.25bn) in sales, setting a new benchmark for real estate and tourism projects in Egypt.

Economic impact

Egypt’s Minister of Housing, Utilities, and Urban Communities, Assem El-Gazzar, highlighted the broader economic implications of the project.

With its expected EGP1.6tn in sales and potential to significantly boost Egypt’s GDP, “South Med” represents a critical component of the government’s strategy to integrate private sector investment into national development goals.

A magnet for GCC investments

In recent years, Egypt has become a focal point for investments from the GCC countries.

Since 2021, GCC institutions have funnelled more than $115bn into Egypt’s real estate market. Leading this investment surge is the UAE with $75bn, followed by Saudi Arabia’s $30bn, according to a survey by consulting firm Knight Frank.

GCC nationals are particularly drawn to Egypt’s residential sector, often investing around $1.1m per property on average.

Notably, 40 per cent of GCC individuals are willing to allocate over $1m to their next property purchase in Egypt, with an average budget of $1.86m.

Residential sector: A growing force

The residential sector has emerged as a dominant force in Egypt’s real estate landscape, attracting both second home buyers and investors alike.

Faisal Durrani, partner and head of Middle East Research at Knight Frank, highlighted the growing appeal of Egypt’s North Coast and Red Sea regions, which have seen significant growth due to their pristine beaches and vibrant holiday atmospheres.

Its current value of sales is approximately $18bn, and expected to soar to $30bn by 2028, notes Knight Frank’s Destination Egypt report. The first quarter of this year alone saw the delivery of residential projects worth $1.3bn, highlighting the sector’s rapid expansion.

According to the Knight Frank survey, 68 per cent of GCC investors favour the residential sector, followed by branded residences and retail spaces, which attract 30 per cent and 29 per cent of respondents, respectively.

While Greater Cairo remains a top destination for residential property seekers, the North Coast is the second most popular location, with 35 per cent of buyers showing interest, followed by Sharm El Sheikh at 31 per cent.

Future prospects

With approximately 8,000 homes currently under construction across 15 projects in Egypt’s Mediterranean coastline, many conveniently located near Alamein International Airport, the “South Med” project is set to further elevate the region’s status as a premier tourist and investment destination.
