The Nautical Architecture in Miami: Design Inspired by the Sea

miami yacht design

Introduction

Miami, the magical city of Florida, is known for its vibrant lifestyle and unique relationship with the sea. One of the most fascinating aspects of this city is the nautical architecture that surrounds it. From luxurious waterfront residences to charming coastal restaurants and museums celebrating the rich maritime heritage, architecture in Miami is intrinsically linked to the ocean. In this article, we will explore five key aspects of nautical architecture in Miami, revealing how design seamlessly merges with marine life. Join us on this exciting journey through the culture and charm of Miami’s maritime world.

Waterfront Residence Design in Miami

Miami is famous for its stunning waterfront properties, and the design of these residences is a key element of nautical architecture in the city. Houses and condominiums along the Miami coast often incorporate specific features to make the most of their waterfront location. This includes large windows with panoramic views of the ocean or bay, spacious terraces, and patios that allow residents to enjoy the sea breeze and direct access to the water through private docks.

Architects in Miami often strive to create a harmonious fusion between modern architecture and the needs of maritime life. This means that, in addition to having stunning aesthetic designs, these residences are designed to accommodate and protect boats. They often include underground boat garages, boat lifts, and storage systems for nautical equipment.

The use of corrosion-resistant materials suitable for saltwater is essential in Miami’s nautical architecture to ensure the durability of structures over time. Moreover, many of these properties include advanced security systems to protect both boats and the property itself.

Marinas and Sports Ports in Miami

Marinas and sports ports in Miami are key elements of the city’s nautical architecture. These facilities are not only functional but also often picturesque, complementing the natural beauty of Miami’s coastline.

The architecture of marinas and sports ports includes floating docks, walkways, service buildings, and storage areas for boats. Floating docks, in particular, are an essential component that allows the safe and comfortable mooring of vessels of different sizes. These docks are designed to withstand tides and adverse weather conditions and are often constructed with durable materials such as aluminum and treated wood.

Service buildings in marinas typically have a practical and functional design, providing services such as fuel supply, boat maintenance, equipment rentals, and nautical goods stores. These buildings are designed to facilitate navigation logistics and ensure the safety of boaters.

Restaurants and Bars on the Miami Coast

Restaurants and bars along the Miami coast are a highlight of the city’s nautical architecture. These venues are designed to offer unique dining experiences with breathtaking sea views and a relaxed and elegant atmosphere.

In the architecture of these establishments, priority is given to terraces and outdoor areas where diners can enjoy the sea breeze and panoramic views. Many of these restaurants have docks or private piers so that visitors can arrive by boat and dock near their tables. These piers are often illuminated at night, creating a magical atmosphere on the Miami coast.

The choice of materials and colors in the architecture of these places often reflects the color palette of the sea and the beach. Shades of blue and white are common in the decor, and decorative elements often include seashells and nautical motifs.

Design of Nautical Shops and Boutiques in Miami

Shops and boutiques specializing in nautical and navigation products in Miami also incorporate nautical design elements into their architecture and presentation. These stores are designed to create an immersive experience for shoppers, transporting them to a marine world from the moment they enter.

The architecture of these stores often features a nautical aesthetic with details like railings reminiscent of boat handrails, marine-style counters, wooden floors evoking boat decks, and decorative elements such as ship wheels and fishing nets. Lighting also plays a significant role in creating a welcoming nautical atmosphere.

In addition to their aesthetics, these stores are often strategically located near marinas and sports ports, making it easy for boaters to acquire essential nautical equipment and accessories.

Visitor Centers and Nautical Museums in Miami

Visitor centers and museums related to maritime culture in Miami are a testament to the city’s rich nautical heritage. The architecture of these places is designed to convey the history and importance of the sea in Miami’s life.

These centers are often located in restored historic buildings that were once used for maritime purposes, such as Coast Guard stations or port warehouses. The architecture reflects the era in which these buildings were constructed and may include features such as exposed brick, wooden beams, and large windows that provide panoramic views of the water.

The interior layout of these visitor centers and museums is designed to guide visitors through exhibitions that tell the story of navigation, fishing, marine life, and other aspects related to the sea in Miami. Architectural elements are effectively used to create an educational and attractive environment that highlights the city’s connection to the sea.

Nautical architecture in Miami is a testament to the deep connection the city has with the sea. From luxury residences to stunning marinas, coastal restaurants, and themed shops, every aspect of nautical architecture is designed to celebrate and enhance the maritime experience. Whether you are a Miami resident or a visitor, this architecture immerses you in the charm and nautical culture of the city, making you feel like a part of its rich maritime history.

Inside the most beautiful superyachts from 2023 Miami Boat Show

With its beautiful coastline, tropical climate and clear blue waters, Florida is the unsurprising yachting capital of North America. It’s also fast becoming a hotbed of yacht design and innovation, as the host of two major yacht shows, Fort Lauderdale in October and Miami in February. The Miami International Boat Show may not be as famous as its older neighbour but in recent years, it’s cemented its place in the annual calendar of the industry’s elite.

Each year, over 100,000 yachting enthusiasts descend on the sun-soaked city for the five-day event which showcases over a thousand exhibitors and hundreds of boats. In 2023, the star of the show was the 377-foot superyacht Lürssen-built Ahpo, one of largest superyachts to ever appear at a boat show in the USA. Starting with Ahpo, we take a look at the most exciting yachts showcased in Miami and dive into the pioneering design that makes them stand out.

Ahpo superyacht at Miami International Boat Show 2023 in Effect Magazine

Ahpo was the undeniable crown jewel of the Miami International Boat Show. The 377-foot superyacht, built by German shipyard Lürssen , features interior and exterior design by Nuvolari Lenard , the Italian firm behind some of the world’s largest yachts, including Bravo Eugenia, DAR and Seven Seas. Ahpo is no less impressive.

Towering over the sea of boats in the marina, the superyacht stood tall with her six decks and sleek, high bow, which incorporates an unusual full-beam owner suite duplex. While Ahpo has been spotted sailing the seas since 2021, the boat show gave many yachting enthusiasts their first opportunity to enjoy a peek inside, where things get even more interesting.

miami yacht design

The owner’s brief was to “link all the elements of nature”, so designers made heavy use of natural materials, including premium woods, marble and leathers, to bring a sense of nature inside. In the 2690-square-foot wellness centre, which features a plunge pool, a hot tub and a hammam, a large bamboo grove encased in backlit frosted glass transforms the space into a forest, while a zen-like lounge area features a fold-down terrace offering a closer connection to the ocean.

Elsewhere, subtle touches can be found throughout the yacht’s living spaces, from the latticed wood pattern that runs through the salon, to the floral patterns adding colour pops in the bedrooms, and the grand staircase that depicts an olive tree growing up towards the sky.

miami yacht design

“For Lürssen, the task was to build a motor yacht for a repeat client, an upgrade from his 282-foot Lürssen, who had many years of owning and chartering different types of yachts behind him,” says Peter Lürssen, CEO of the shipyard. “He required top-notch design and engineering as well as seagoing comfort for his family, guests and crew. The launch of Ahpo is testament to the excellent team of builders, designers and engineers we have at Lürssen and the strong relationship with the client. Lürssen prides itself on meeting challenges and this one was no different.”

Azimut grande trideck.

Azimut Grande Trideck at Miami International Boat Show in Effect Magazine

The ‘made in Italy’ stamp comes with a certain expectation of style and quality. As the new flagship of Italian shipyard Azimut Yachts , the Azimut Grande Trideck lives up to this reputation with aplomb.

The Trideck proposes a revolutionary layout to create new spaces more congenial to contemporary owners increasingly inclined to a less formal lifestyle onboard and closer contact with the sea.

The 125-foot superyacht, said to be the “new symbol” of Azimut’s innovative DNA, is the largest boat the company has built to date. She was created in partnership with a trio of distinguished Italian names, including Italy-born, Monaco-based designer Alberto Mancini , who worked on the exterior; Rome-based designer and architect Achille Salvagni Architetti , the visionary behind the interiors; and Pierluigi Ausoni who collaborated on the naval architecture.

From the outside, the yacht is instantly recognisable with her triple-decker design which features a sea-view terrace on a fourth ‘floating’ aft deck. It’s a modern evolution of Azimut’s previous models. “The Trideck proposes a revolutionary layout, both indoors and outdoors, to create new spaces more congenial to the demands of contemporary owners, increasingly inclined to a less formal lifestyle onboard and closer contact with the sea,” Azimut reveals.

miami yacht design

In the interior, Salvangi continues this informal theme by creating spaces that offer owners a “more natural way of experiencing life onboard” – picture a streamlined style with clean lines and quality materials. To bring his vision to life, Salvangi designed every piece of furniture onboard. Stand-out pieces include the large enveloping sofas with soft curves that reflect match the circular elements embedded in the ceiling of the main saloon, the unique egg-like armchairs, and the coffee tables made in a full-mould metal bath.

“Every detail is designed with the attention that the flagship deserves – for example, the marble top of the storage unit integrated into the sofa that incorporates a wireless charger and the wooden floor laid in a herringbone pattern with brass inserts,” Azimut adds. All things considered, it’s a piece of floating Italian art.

Sunseeker 90 Ocean

British-built yacht 90 Ocean by the Sunseeker shipyard at Miami International Boat Show in Effect Magazine

British shipyard Sunseeker crossed the Atlantic from Poole to Miami with several of its latest models, including the new Sunseeker 90 Ocean, which made its US launch at the boat show. As its name suggests, the yacht has been designed to connect owners with the sea. Her most impressive feature is the beach club on the aft deck, which is four times the average size of a traditional bathing platform, and enables family and friends to socialise close to the waves – a retractable SeaStair gives guests direct access to the water. The foredeck is another excellent suntrap and can be transformed into an open-air cinema for movies under the stars.

miami yacht design

This sense of connection with the ocean also flows inside. In the living area, floor-to-ceiling windows flood the space with natural daylight and draw your eye to the landscape outside. Below deck, the luxurious master cabin stretches across the full width of the yacht, offering panoramic views from her eight-foot feature windows.

The 88-foot yacht, which has already won several awards, stands out thanks to her generous size – she’s got 20% more interior volume and 25% more deck space than a comparable yacht – and her sleek new silhouette that cuts through the water like a dolphin. Furniture is carefully selected to reflect and complement this elegant exterior, and its contemporary lines are reflected in the modern lighting that slices across the ceilings in the bedrooms and hallways. It’s perhaps the most design-forward Sunseeker we’ve seen to date.

miami yacht design

With a growing presence of international names, the Miami International Boat Show is fast becoming a major platform for brands across the globe to launch new models and innovations. And with the yachting season preparing to ramp up in spring, we can expect to see some of these launches hit the ocean in the not-too-distant future.

Yacht Interior Design: 3 Recommendations from the Experts

yacht design

One of the hardest parts about deciding how to decorate a yacht is choosing what type of aesthetic you want. Are you going for a trendy interior, or would you rather stick with a classic look? Do you want a more subdued feel, or do you want to impress your Miami yacht charter guests with a flashy design?

Whatever design direction you decide to go in is completely up to you. However, once you do decide, you will want to make a plan before getting started.

From trends to space considerations, here are three yacht interior design recommendations from the experts.

Plan the Interior Design of the Yacht

Once you have an idea in mind of the aesthetic direction you want to go in, write them down so someone else can understand them. One way to make sure you are communicating your vision so someone else clearly understands it is to collect images from other designs that you are taking inspiration from. This way, you can help ensure you and your designer are on the same page; whether it be the elegant, luxurious, simple, or cozy vibe you are going for.

If you want to use a yacht interior designer , ask to look at their case studies before choosing one to go with. Even if you have a clear idea of what you want, it is still a good idea to look at a designer’s portfolio so you can see what they have to offer. Or, even for more inspiration.

When looking for a quality portfolio, check for a mix of proposals, concepts, and completed projects. This way, you can decide if a designer has the particular style you are going after.

Pay Attention to Yacht Interior Design Trends

Considering the large amount of yacht interior design trends that come and go, it is not unusual for the inside of a yacht to need a facelift or two throughout the course of its life. Recently, the yacht industry has moved away from traditional interior designs.

In keeping with the multitude of gadgets being released, the current popular trend is more minimalistic and futuristic. With the move away from flashy finishes, designers are now preferring a matte and modern feel with exotic woods and natural washed effects.

Regardless of the current trends within the yacht interior design industry, it is important to stay true to your own taste. The finishing touches on a yacht are extremely important. So, at the end of the day the most important component is that the owner likes it.

Consider the Best Use of Your Space

Depending on the number of people you plan to have onboard your yacht, space is one of the most important considerations. In order to make sure everyone is happy, there has to be a delicate balance between practicality and design.

Space is more of an issue on some boats than on others. If having enough room is an issue, then there are many ways to help with storage problems. This includes hidden integrated features, well-placed neutral decoration, and smart foldaway chairs.

Now that you have an idea of how you want to decorate your dream boat, take a look at our yachts for sale and turn that dream into a reality!

Miami Boat Show 2024: Showcasing the Future of Yachting

miami yacht design

Earlier this week, the Miami International Boat Show rocked the yachting world with a series of spectacular debuts. Here are a few of Jetset Magazine’s favorite sneak peeks.

Volvo Penta

miami yacht design

Legendary motor manufacture Volvo Penta returned to MIBS 2024 with one goal: expanding boating culture to general outdoor enthusiasts. Volvo Penta’s new engines have high-performance and high-comfort wave capabilities. Introducing their new promising slogan: Forward is the only way, and the  forward drive propulsion system steals the show.

Jens Bering, VP of Marine sales, says, “We’re excited to invite both seasoned and new boating enthusiasts to visit us at the Miami Boat Show to experience ‘Forward is the Only Way’ and see how carefree adventure can be.”

The Volvo Penta’s MIBS 2024 appearance comes with a guarantee: You haven’t seen the last of their  dynamic engines.

Solaris 52 Open

miami yacht design

This year, Solaris Power showed off three of their flagship models. The 52 Open, one of their best sellers, is a 12-person showstopper with a top speed of 41 mph. This new tourer comes fitted with credibly convenient touchscreen cockpit to customize every aspect of your travel, creating the perfect wake.

Solaris’ 52 Open runs on twin diesel Volvo Penta D8 IPS 800 engines. Its layout is customizable between three different layouts, each fitted for a different outdoor activity, be it diving or grilling. The interiors for this boat are designed by Roseo Design. The exterior is done by Brunello Acampora, a designer who specializes in group dynamics. This grand tourer has room for 12 guests.

Tiara EX 54

miami yacht design

The Tiara EX 54 debuted at MIBS 2024. This is a rendition of the Tiara EX 60, carrying over a few important motifs. These include sliding glass windows, a big bow entertaining area, and a drop-down salon section. The glass module, which was on display, features a rear glass panel facing the hydraulic platform. This creates perfect, safe diving conditions.

There are three cabins: the main, the master, and the guest cabin. The guest cabin on the EX 54 has bunk beds instead of twin beds.

Pininfarina x Derecktor

miami yacht design

Stealing the show at this year’s Miami International Boat Show was a collaboration announcement between Pininfarina and Derecktor. Pininfarina’s creative expertise and Derecktor’s manufacturing quality are a pairing guaranteed success. The US branch of Pininfarina of America aims to set a new paradigm for yacht interior and exterior design, combined with Derecktor’s legendary manufacturing.

This legendary collaboration between two brands is the second of its kind. Their last collaboration was 25 years ago. Back in 1999, Derecktor and Pininfarina created teh BUQUEBUS Catamaran, an ultra-high-speed vessel topping at 52 knots. At the time, it was the fastest passenger-only catamaran in the world.

“Pininfarina from now on will be able to offer its nautical exterior and interior design capabilities to prospective clients and build their yacht directly at the Dereckto facility as a one-stop shop,” Paolo Trevisan, SVP of Design for Pininfarina, stated.

Both of these brands are pushing 100 years old, and their combined experience will create a boating experience for the ages.

Azimut Magellano 30M

miami yacht design

The Azimut Magellano 30M is a crossover coupe with an undeniable presence. The 30M is a contemporary twist on the Magellano 25M. It has two more cabins than its predecessor. Both vessels have twin engines that cap at about 24 knots.

Vincent De Cotiis, interior designer of both boats, designed everything to be half height so as not to distract from the majesty of the sea. Despite this, he succeeds in his goal of prioritizing comfort for the users. He uses irregular shapes and artistic fiberglass to create a rhythmic aesthetic. The short sofas separate the bar, living areas, and lunch area.

The Infinity Terrace creates an optical illusion that opens up the cockpit and creates a feeling of broad expanse. Further enhancing this feeling, the main deck offers a 270-degree view of the water. Upstairs, there’s a sky lounge for a full, uninterrupted 360-degree view.

Between the window interior art and hull design, the Magellano 30M offers an unparalleled experience inside and out.

The Evolution of Superyacht Design: Trends to Watch Out For

Investing in superyachts for sale is a significant decision, and keeping up with the latest design trends is essential for potential buyers and superyacht brokers. With the ever-evolving world of superyacht design, staying informed on the latest trends is vital to ensure you’re making an informed decision on your investment. The design of superyachts has come a long way since the first yacht was built in the 19th century. The introduction of new technologies, materials, and design philosophies has created bigger, faster, and more luxurious vessels.

This blog post will cover the latest design features and amenities driving the superyacht industry forward, including environmental sustainability, technological advancements, innovative design concepts, and customization options. Whether you’re a superyacht broker advising clients on the latest trends or a potential buyer looking for new yachts for sale or used yachts for sale , this post will provide valuable insights into the evolving world of superyacht design. So, let’s dive into the latest trends and discover the future of superyacht design.

Environmental Sustainability

In recent years, the superyacht industry has seen a growing focus on environmental sustainability. Designers are increasingly integrating eco-friendly features into their designs in response to heightened awareness of human activities’ impact on the environment. This trend is driven by the need to reduce the environmental footprint of superyachts for sale and to meet the rising demand from clients for more sustainable options. From energy-efficient propulsion systems to eco-friendly materials, superyacht sustainability is becoming a key consideration in yacht design and construction. Explore how these eco-conscious designs are shaping the future of luxury yachting.

Modern superyachts for sale often feature a range of eco-friendly features, such as:

  • Hybrid Engines
  • Solar Panels
  • Waste-water Treatment Systems and more.

Yachts with eco-friendly features offer both environmental benefits and practical advantages for owners. For instance, integrating a hybrid engine can substantially decrease fuel consumption and noise, enhancing the onboard experience with increased comfort and enjoyment.

Investing in an environmentally sustainable superyacht also offers long-term financial benefits, as it can reduce operating costs and increase the resale value of the yacht. A study by the British Marine Federation found that yachts with eco-friendly features can command a premium of up to 10% over traditional yachts.

As a superyacht broker, it’s essential to understand the growing importance of environmental sustainability in the industry. Clients are increasingly seeking out eco-friendly yachts, and being able to offer these options can give brokers a competitive advantage. In addition, promoting environmentally sustainable options is not just good for business, but it’s also good for the planet.

Technological Advancements

The superyacht industry is constantly evolving, and one of the most significant changes in recent years has been integrating technology into yacht design and operation. From automation to artificial intelligence, technology is changing how superyachts for sale are built, operated, and enjoyed.

One of the most notable advancements in superyacht design is the integration of automation systems. These advanced systems allow for the seamless control of various functions throughout the yacht, such as opening and closing windows, adjusting lighting, and managing air conditioning, all with the touch of a button. This not only enhances convenience for yacht operators but also contributes to improved safety by reducing the potential for human error. Discover how superyacht automation is revolutionizing the industry and enhancing the onboard experience.

Artificial Intelligence (AI)

In the superyacht industry, technology, particularly artificial intelligence (AI), is making significant waves. AI is utilized to optimize numerous aspects of yachts, including fuel consumption and engine performance. Additionally, AI enhances the guest experience by personalizing services and amenities based on individual preferences.

Virtual reality

Virtual reality is another technology that’s being used in superyacht design. Virtual reality can simulate the experience of being on board a yacht before it’s even built, allowing clients to get a sense of the layout, design, and amenities. This technology can help clients make more informed decisions and streamline the design process.

Investing in technologically advanced superyachts for sale offers a range of advantages, including improved safety, greater efficiency, and a more enjoyable onboard experience. With new technological advancements emerging all the time, superyacht brokers need to stay current on the latest trends and developments.

Innovative Design Features

As superyacht design continues evolving, designers and builders are incorporating innovative features to make these luxurious vessels stand out. This section will explore some of the latest design trends and unique features of modern superyachts for sale.

Recent Design Trends

Superyacht design has evolved significantly since the inception of luxury vessels in the early 20th century. Today, designers continually push boundaries with innovative concepts. Explore the latest design trends shaping the industry.

  • Sleek and contemporary exterior styling
  • Open-plan living spaces with ample natural light
  • Large windows and glass panels to maximize views
  • Use of lightweight materials to increase efficiency and speed
  • Multihull designs for improved stability and space

In addition to these design trends, superyachts are now equipped with a wide range of unique and innovative features. Here are some of the most notable:

  • Infinity pools: These pools are designed to create the illusion of an endless horizon, often located on the aft deck with a glass bottom to enhance the effect.
  • Helipads: Many superyachts now come with helipads, allowing owners and guests to travel to and from the yacht quickly and easily.
  • Underwater lounges: Some superyachts now feature underwater lounges with panoramic views of the surrounding ocean, providing a truly immersive experience.
  • Beach clubs: These are essentially waterfront clubs located at the stern of the yacht, complete with a bar, lounge chairs, and sometimes even a dance floor.

Benefits of Investing in a Superyacht with Unique Design Features

Investing in a superyacht with innovative design features not only provides a one-of-a-kind experience for owners and guests but can also increase the vessel’s resale value. These unique features often become selling points that differentiate the yacht from others, making it more attractive to potential buyers. Features like eco-friendly technology and advanced automation systems can also increase efficiency and reduce operating costs in the long run.

Overall, keeping up with the latest design trends and unique features in superyacht design is essential for buyers and sellers in this competitive market. By understanding what’s currently in demand, buyers can make informed decisions about their investment, while sellers can ensure their yacht stands out.

Customization and Personalization

In the world of superyachts for sale, customization and personalization have become increasingly important to high-net-worth individuals seeking to invest in a superyacht. Today’s superyacht owners desire vessels that are truly unique, personalized, and tailored to their preferences. Consequently, the trend in superyacht design is moving towards providing a broader range of customization options to owners.

Modern superyachts are designed to meet their owners’ unique requirements and preferences. For example, custom interiors that reflect the owner’s style, artwork, and furniture are becoming more popular. Superyacht owners can work closely with designers and architects to create a personalized living space that truly reflects their unique tastes and preferences.

Other customizable features found in modern superyachts include

  • specialized lighting
  • personalized sound systems
  • advanced security systems

With these customizations, superyacht owners can create a one-of-a-kind living space that is perfectly suited to their needs.

Exploring the Benefits of Customizing Your Superyacht

Investing in a customizable superyacht offers numerous advantages. Tailoring your yacht to match your lifestyle and preferences ensures a perfect fit. Not only does customization add value to your investment, but it also enhances its appeal to potential buyers in the future.

As the design of superyachts for sale continues to evolve, we anticipate a greater focus on customization and personalization. Yacht builders and designers will increasingly offer innovative options for owners to craft a bespoke living space that aligns with their individual tastes and preferences.

With the right superyacht broker, you can find a yacht that can be customized to meet your specific needs and preferences.

MIAMI A 45' Auxiliary Ketch for steel construction Brewer Design #153

The MIAMI was a custom design for owners who wanted a flush deck, doghouse cruising ketch along traditional lines.

The hull is of steel construction using our radius bilge form first developed in the mid '70s for the successful GODERICH 35. This provides a hull closely akin to a pure round bilged hull; one without the added drag and turbulence that arises from chine hulls, yet also without the complexity of construction required by the fully developed round bilge hull.

There is nothing complex in her construction and similar yachts of our design have been built by both amateur builders and small professional shops without problem.

The layout was designed to provide very comfortable accommodations for 4 persons in 2 separate cabins plus room for occasional guests in the saloon. The MIAMI has all the amenities for full time life afloat; microwave oven, washer/dryer, air conditioning, 4.5 kw gen set, etc. plus generous stowage throughout and a useful workshop area.

Up top, the flush decks offer a safe working platform at sea and spacious lounging room when in harbour.

The full keel hull form assures a steady helm on those long ocean passages while the generous sail plan will provide excellent all around performance. The rig is strongly stayed with double spreaders and running backstays on the main mast and an independently stayed mizzen mast. The rig is quite tall and the mizzen area is on the low side for a ketch so windward ability is not unduly compromised yet the advantages of a split rig are still available; the ability to jog to weather under jib and mizzen in gusty weather, or set a mizzen staysail in light airs.

With her strong steel hull, uncrowded accommodations and efficient rig, the MIAMI will prove to be a comfortable and able long range cruiser, well suited to extended voyages or year round live-aboard use.

Study plans contain sufficient drawings to price out materials or obtain a professional bid; the cost of study plans is credited if complete plans are later ordered. Complete plans include rights to build one boat, plus reasonable consultation during construction.

How Miami's Design District Became a Luxury Hot Spot

What used to be an abandoned warehouse district has has emerged as one of the world’s most popular luxury hubs

When Miami developer Craig Robins welcomed LVMH Chief Executive Bernard Arnault to his office in the city’s Design District, there was little about the gritty neighborhood to suggest it could become a mecca for luxury goods.

But the two men believed the area could evolve into a SoHo of the south.

By the end of the meeting, Arnault agreed to form a new company with Robins that would transform properties in the district into stores featuring posh brands from the French company and others. “Everyone thought we were crazy and that it would never work,” Robins said.

MIAMI DESIGN DISTRICT ASSOCIATES

Now, 14 years later, the Design District houses LVMH’s most recognizable names , from Louis Vuitton to Loewe. Rival European luxury brands, including Hermès and Chanel, also added flagship stores.

The once-shabby neighborhood has emerged as one of the world’s most popular luxury hubs, booming while some other High Streets still struggle. Over the past four years, foot traffic jumped 47% .

One of the keys to the neighborhood’s success has been mixing its 30 acres of retail with outdoor sculptures and murals. The flagship luxury stores resemble art galleries.

Robins sits at the nexus of the brash new Miami , which after realizing its aspirations to become more of a cultural capital is increasingly focusing on the business and financial elite flocking to the city. Outposts of popular New York City restaurants and exclusive membership clubs now define the city as much as its surf and party scene.

Robins got his start developing Miami Beach’s art deco district while studying law at the University of Miami. He later partnered with Tony Goldman, the developer who revitalized SoHo in the ’70s. In the late 1990s, Robins used his own savings to acquire properties in the Design District at an average of $5 a square foot.

In 2010, Arnault was flying from Los Angeles to Paris when Michael Burke, head of LVMH Fashion, elected to reroute his boss’s flight through Miami to present him with the “crazy idea” of investing in the Design District, something Robins had suggested at an Art Basel party a few years before.

Dina Litovsky for The Wall Street Journal

Real-estate prices were especially cheap then after the 2008-09 financial crisis had caused Miami property values to plummet. By the end of a three-hour conversation, the LVMH chief agreed to be 50% partner with Robins on a company now called Miami Design District Associates.

Miami Design District Associates

Robins spends most of his time in the Design District , curating both public and private events, including concerts open to the public.

Of the 14 Michelin stars recently awarded to Miami, the Design District’s restaurants landed four of them.

“Miami was not thought of as an inventor of global cultural content,” Robins said. “I really wanted to change that.”

A New Law Would Remove Many Architectural Protections in Miami Beach

Lawmakers say preservationists held too much power over decisions on whether buildings should be demolished and what should be allowed to replace them.

Palm trees in front of the Sherry Frontenac hotel. Different facets of the hotel are alternately painted in white and light blue.

By Julia Echikson

The oceanfront Eden Roc Hotel is an icon of Miami Modernist architecture, a style that epitomized the postwar glamour and grandeur of Miami Beach. Two turquoise panels wrap the white facade. The oval canister perched atop the building resembles a cruise ship’s funnel. Crooners like Frank Sinatra, Harry Belafonte, and Sammy Davis, Jr., stayed and played there.

But a new Florida law could make it easier for hotels like the Eden Roc and other architectural icons along Miami Beach’s coastline to be demolished.

The battle pits the pressures of development and climate change against the benefits of historical preservation, in a city that has long paved over its past and prizes the new, shiny, and glitzy.

Supporters say the law addresses environmental and safety challenges of aging properties after the deadly 2021 collapse of the Champlain Towers South condo. But critics believe the legislation is a pretext to facilitate the demolition of historical buildings — ones that give Miami Beach its distinct look — to make way for high-rise luxury condos.

The new law effectively strips Miami Beach Historic Preservation Board of its long-held power to say whether historic structures can be demolished and, if a structure is knocked down, to ensure that at least some elements of its design are preserved or replicated.

“Let’s just bulldoze the past — that’s their idea,” said Daniel Ciraldo, the executive director of the nonprofit Miami Design Preservation League. “I don’t think we’ve seen such an attack on our local controls since the 1980s, back when the city first started to do historic preservation.”

The legislation, signed last week by Gov. Ron DeSantis, is known as the Resiliency and Safe Structures Act, had been passed easily by both houses of the Republican-controlled Florida Legislature by a 36 to 2 vote in the Senate and an 86 to 29 vote in the House.

  • Moris Moreno for The New York Times

It allows owners to demolish buildings in high-risk coastal flood zones if local officials deem the structures unsafe, if the local government has jurisdiction, or if the buildings don’t conform to the base flood elevation requirements set by the Federal Emergency Management Agency (FEMA). Preservationists warn that few, if any, historical buildings meet the federal agency’s current standards.

The law targets oceanfront buildings along the so-called coastal construction control line, a border created to delineate how close developers can build to the coast. In Miami Beach, the endangered properties are concentrated among the Miami Modernist, or MiMo-style resorts along Collins Avenue in the Mid Beach and North Beach neighborhoods, such as the Faena, Casablanca, Carillon, Sherry Frontenac, Edition hotels, as well as a handful of Art Deco buildings in the South-of-Fifth neighborhood, such as the Savoy Hotel.

As sea levels continue to rise around Florida and hurricanes grow strong and frequent, legislators believe local preservation boards have grown too powerful to the detriment of property owners, making a change in the law necessary.

“Boards have weaponized this process,” said Spencer Roach, a state representative who cosponsored the bill, during a committee hearing last month.

Representative Roach said the preservation boards were requiring owners to build their properties back to the original specifications. “It renders them prohibitively expensive to insure and guarantees that these buildings will be demolished again the next time a storm comes along,” added the lawmaker, who represents North Fort Myers, which was hit hard by Hurricane Ian in 2022.

Buildings erected replace historic structures would be subject to regular zoning laws, making input from preservation boards obsolete.

After a 2017 electrical fire at the Deauville — a MiMo resort, where The Beatles performed on the “Ed Sullivan Show” in 1964 — the Miami Beach government sued the owners, the Meruelo family, to compel renovations. The Meruelos said they didn’t have the funds. By 2022, months after the Champlain condo collapse, the hotel had fallen into such disrepair that a local building official deemed it unsafe and ordered it to be demolished. The Miami Design Preservation League appealed the building official’s demolition order to the Miami-Dade Board of Rules and Appeals, but a Miami judge upheld the order, and the building came down in 2022.

Preservationists fear that the new legislation will incentivize other owners to follow suit.

Architecture helped put Miami Beach on the map as a global destination. Colorful, sleek Art Deco represented a lifeline for the city during the Great Depression. Despite the hard times, some developers still saw an opportunity in Miami Beach hospitality, thanks to the town’s reputation for freewheeling hedonism that reigned during Prohibition. With their limited resources, the developers built short, two to three-story hotels, opting for the trendy urban aesthetic at the time, which was Art Deco.

After a lull in construction during World War II, the next architectural style that swept Miami was homegrown: Miami Modernism. Inspired by the boxy, white structures of European modernist architecture and the retrofuturist aesthetic of midcentury design, MiMo embodied the postwar economic boom of the 1950s and 1960s. The architect Morris Lapidus led the charge, drawing up wide and tall resorts, such as the now iconic Fontainebleau and Eden Roc that attracted the Hollywood stars.

But in the late 1970s, Miami Beach faced financial woes and developers threatened to tear down old properties. Activists, led by Barbara Baer Capitman , saw the historic preservation of the Art Deco and later MiMo buildings as a way of reviving the city. The renewed attention helped attract artists and designers, such as Gianni Versace, who rebranded the seedy beach town as a cosmopolitan party destination.

Had preservationists lost, “Miami Beach would be no different than any other beach resort,” said Robin F. Bachin, a history professor at the University of Miami.

Neither Representative Roach nor his co-sponsor on the bill, Bryan Avila, a Florida state senator, responded to several requests for comment by telephone and email.

This was the second time legislators tried to pass a law. The initial effort failed last year after strong opposition from some local officials and preservationists. This time around, the law exempts St. Augustine, Palm Beach, Key West, and the famed section of the Ocean Drive promenade in Miami Beach, which is lined with pastel-colored Art Deco buildings, as well as individual buildings such as the Fontainebleau Hotel.

In recent years, Miami Beach residents have pushed back on development. In November, Miami Beach voters elected a new mayor who vowed to “stop overdevelopment.” In 2022 referendums, Miami Beach voters rejected two proposals to redevelop city-owned properties into office and mixed-use developments, as well as the replacement project for the Deauville hotel that was designed by the architect Frank Gehry.

The pull and tug between construction and conservation is nothing new for Miami Beach, a town long powered by showmanship and real estate speculators. “It was capitalism that created South Beach in the ’30s,” said Keith D. Revell, a professor of public administration at Florida International University, whose research focuses on the redevelopment of South Beach.

And then “the preservation movement came along and said ‘This is not just real estate. They’re historic, valuable — we need to acknowledge that.’”
