Aqua Star! Portland’s Iconic Floating Home Makes a Splash

This isn’t the only floating home in the Pacific Northwest—but it is the only one with outer-space vibes.

On the market for $850,000, this futuristic-looking home on the water is described in the listing details as “Portland’s most iconic and famous floating home.”

This 3,000-square-foot, three-bedroom home floats off the shores of southeast Portland, OR, with its own boat slip, as part of the Oregon Yacht Club marina within the Willamette River. The purchase also includes yacht-club shares valued at $550,000.

If this one-of-a-kind home looks familiar, you may have spotted it on an episode of HGTV’s “Extreme Homes” or on “Portlandia.” Locals know the river residence as “Aqua Star.”

The home was built in the 1980s and wrapped in anodized aluminum, and some of its interior ceilings are crafted from polished stainless steel, for a glitzy effect that hasn’t dimmed a bit over the decades.

Domed roofs give the home its signature space-age vibe, and its bulbous appearance calls to mind the Flintstone House in Hillsborough, CA, on the San Francisco Peninsula.

The location is also key. It sits at the end of the line of other floating homes, which means that it packs a potent combo of killer unobstructed views and also plenty of privacy. To enjoy the surroundings, a wraparound deck features enough space to grill, lounge, and garden, as well as to entertain visitors.

Interior features of the home include a fireplace in the living room (artfully suspended from the ceiling), walls of windows throughout, and an open floor plan.

As you might guess based on exterior photos, the walls are anything but right angles. We’ll say the qi in this space is solid, if you’re into feng shui . Even the home’s stairwell boasts a slight curve.

With pent-up vacation vibes on the rise in the pandemic-stricken country, this home is the perfect solution for a buyer who wants to get away—while still living at home.

Floating Homes vs. Houseboats

Folks will often use the terms houseboat and floating home interchangeably. However, a houseboat is not a house; rather, it is functionally a boat in a house's shape. Meaning, it has a motor and can move around.

Conversely, a floating home does not have a motor or any means of propulsion. It stays moored in its slip and sits on a floating foundation.

Floating homes can be financed with a mortgage. Houseboats can be financed with a boat loan, personal loan, equity line of credit on another home you own, or a recreational vehicle loan.

Financing a Floating Home

Floating homes are not real property because they do not come with land. Thus, they cannot be financed with a conventional mortgage backed by FHA, VA, Fannie Mae, or Freddie Mac. What's more, very few banks and credit unions will finance a floating home. Homebuyers will need to be in a better-than-average financial position to buy one.

Floating house loans require a higher down payment (usually 20%) instead of a low down payment as one could expect when using FHA or VA mortgages. Borrowers will pay a higher interest rate than a traditional mortgage, too, usually by 1 to 3 points depending upon the size of the initial down payment and the borrower's credit profile. Loan terms are shorter (10, 15, or 20-year terms) instead of the standard 30-year terms commonly used for traditional mortgages. Lastly, banks may only offer an adjustable interest rate (ARM) rather than a fixed-rate loan.

Slip and Moorage Fees

In addition to a monthly loan payment, homeowners will have additional property taxes and fees. If the slip is owned, homeowners will pay homeowners association (HOA) fees that cover water, electricity, and trash. If the slip is leased, then there will be a moorage fee.

Floating Homes Near Portland, Oregon

Floating houses tend to be close to one another in marinas, making it easy for homebuyers to monitor specific neighborhoods and tour homes for sale in-persion, back-to-back.

Along the Columbia River's Oregon side, check out Hayden Island, Tomahawk Island, Bridgeton, and St. Johns. Farther north, along the Multnomah Channel of Willamette River, you will find clusters of homes in Scappoose. Along the Willamette River, close to downtown, floating homes can be found in South Portland’s Macadam Bay and across the river in the Sellwood neighborhood near Oaks Amusement Park.

Some regions near Portland also have clusters or marinas of floating homes in The Dalles, North Gresham, and Ridgefield, Washington.

It’s hard to sell an unusual custom home. Look at the shiny, Aqua Star floating house at Southeast Portland’s Oregon Yacht Club marina. The original owner tried selling it at $995,000 but after lingering on the market, the price dropped $145,000 on May 28, 2020.

The new asking price: $850,000.

As of July 11, a sale is pending, which means an acceptable offer has been accepted. The final price has not been disclosed.

The almost 3,000-square-foot dwelling, wrapped in non-rusting anodized aluminum, was completed in 1987 when disco was still blasting in nightclubs.

Inside, polished stainless steel ceilings reflect the light, says listing agent Jason Mendell of Cascade Sotheby’s International Realty.

The famous house at 6901 S.E. Oaks Park Way Unit G has starred in the spoof comedy cable show, “Portlandia” as well as HGTV’s “Extreme Homes” and the 1993 movie “Hear No Evil.” In 2019, its curves, decks and disco decor were on display during Portland’s Weird Homes Tour .

Neighboring floating homes in the Oregon Yacht Club were for sale for more than the Aqua Star’s original asking price: One, listed for sale at $1.15 million, never sold and another, listed at $1.11 million, sold in November 2019 for $887,000.

Blackberry Castle is hidden in the hills of Northwest Portland’s Forest Park neighborhood but it’s been highly visible since it was under construction. The reasons: Its size — 13,000 square feet — and its almost immediate listing for sale.

The property at 14125 N.W. Germantown Road seems to have it all: 6.4 gated acres, some planted in Pinot Noir and Chardonnay grapes, and a 400-bottle wine cellar concealed in a hillside.

The French chateau-inspired house has pointy turrets, wrought-iron Juliet balconies and the medieval-style arched windows.

The owners originally listed the property for $7,175,000 in 2015, soon after spending seven years and millions to create the castle, as reported in The Oregonian/OregonLive.

The price is now $3.9 million as listed by Daniel Lowe of Luxe Christie’s International Real Estate.

People think a giant glass structure with two massive pools is a recreation center. It’s easy to get confused, especially since the Portland property is wedged between Oregon 217, Ridgewood View Park and Ridgewood Elementary. But look again: It’s not an enormous fun center but a 14,500-square-foot house.

In fact, it could be considered the most kid-crazy, family friendly home in Oregon. Drive on Southwest 103rd Ave. and it won’t take long to be stunned by the entertaining features. First, there’s the outdoor pool, it’s called a lagoon here, that stretches out for about a half acre.

The asking price started at $3,750,000. It’s now off the market without a buyer.

Circular house: This Southeast Portland house sells fast, often and for more than asking price. The property on Southeast 90th Ave. last sold in June 2017 for 18.8 percent over its asking price. The new buyer offered $475,000 four days after the custom house on a 4,356-square-foot lot went on the market, according to real estate database Estately.

Who was the original owner of this oddball house? Widowed school teacher Edwina Schackmann, who designed it and hired contractor Hugh Womack to build it.

“She wanted something different,” says her nephew Chuck Marshall, who says the wallplates were cut from 2x12s to have curved 2x4s. Read the entire story .

The property at on Ferry Road in North Bend includes the highly customized home and an attached apartment with a total of four bedrooms, 3.5 bathrooms and 6,133 square feet of living space.

“Enjoy the unobstructed close up and personal view of the Bay of Coos Bay from the bow of your own ‘boat. Would make a great vacation rental or Bed & Breakfast,” says listing agent Joel Sweet of Pacific Properties.

Walls and ceilings of exposed Douglas fir beams follow the curve of the sweeping roofline that was built into the side of the hillside to prevent obstruction of the lake view from the road.

The main house on 2.19 acres, has five bedrooms, four bathrooms and 6,776 square feet ($1,033 a square foot). The listing agent was Terry Sprague of Luxe Platinum Properties, who dispelled rumors that Lady Gaga bought the storied property .
