Porto montenegro is becoming the ultimate superyacht sanctuary along the adriatic coast.

It wasn’t just the remarkable diversity of Montenegro that convinced me to visit or the fact that you can swim on the Adriatic coast in the morning and go snow skiing in the mountains in the afternoon. Or the fact that this Balkan country offers dramatic northern mountains, lush green canyons, medieval villages, fortified towns, wide, narrow beaches and likely Europe’s largest untouched pine forest formed by glaciers filled with bears, wolves, limestone lakes, and glaciers.

I was excited to also check out Porto Montenegro, an area quickly becoming the new Monaco with the largest superyachts and billionaire visitors, making it the most sought-after resorts for the world’s wealthiest individuals.  With a stunning amount of new resort development slated for the next five years, Montenegro will quickly seal its place as the top luxury destination in Eastern Europe.

The former Yugoslavian republic is located between Croatia, Bosnia-Herzegovina, and Albania on the eastern shore of the Adriatic. Podgorica is the country’s capital with an international airport; the other one is located in the resort town of Tivat. Montenegro (Black Mountain) got its name from the mountain forests that were so dense and thick that they looked black to outside observers.

The Porto Montenegro project started when Canadian mogul Peter Munk purchased the Arsenal shipyard, a former Yugoslav Army military base in the town of Tivat in 2007, with the purpose of building a superyacht marina that would rival all other destinations. With backing from LVMH Chairman, Bernard Arnault, Russian oligarch Oleg Deripaska and Lord Jacob Rothschild, the Barrick Gold founder created the largest private-sector investment in the country, and before his death this year, he had already sold Porto Montenegro to the Investment Corporation of Dubai.

I made the Regent Porto Montenegro my base for my quick visit to the area. Located on the shore of the UNESCO protected Boka Bay, Porto Montenegro is more of a city in itself offering everything a spoiled visitor would want. Featuring an elegant nautical village, (their version of Rodeo Drive), the bustling community is filled with restaurants, bars, boutiques and even a new Veuve Clicquot champagne bar.  My best word of advise if you are planning a visit is to fly into Tivat Airport (10 minutes away) rather than the exhaustive, winding drive from Podgorica Airport which reminded me of the perilous Amalfi Coast roads. Of course, you can always arrive like most visitors on their superyachts as you cruise the coastline.

Inspired by Venetian-Renaissance architecture, the nautical-themed Regent recently debuted its Aqua Wing this month, featuring 62 suites and guestrooms as well as a 10,000-square-foot pool complex comprising four pools as well as cabanas and a pool bar with live DJs. The Venezia Wing, the main building of the hotel that opened in 2014, offers a gym, infinity swimming pools, and the Regent Spa.

The Platinum rated Porto Montenegro Marina has 450 berths and can accommodate the largest mega yachts in the world up to 800 feet. The beautiful Porto Montenegro Yacht Club is really the place to be, where members can experience the newly refurbished 200-foot infinity pool including daybeds for up to 188 people, an Italian poolside restaurant, as well as a 20-seater lounge area and outdoor theater. Evenings are spent at the Italian-inspired De Gustibus seafood restaurant, with a rooftop bar and the yacht club's private Platinum Nightclub.

My time was limited, but I wanted to explore the area, so I took a private Riva boat from the marina to Kotor and Perast. In the Old Town of Kotor I enlisted the help of local expert Vanja Pavlovic , the charming and very handsome Vanja was the perfect choice to guide us through the Old Town and made exploring so much fun. He showed us around the well-preserved medieval town surrounded by stone walls, built like a maze to confuse invaders, its narrow streets, and squares filled with cafes and shops and include a charming combination of Baroque, Venetian and Austrian architecture. Vanja is also launching a living history museum in Kotor for visitors to get a hands-on experience on what it was like living in medieval times. How fun for families to learn the basics of sword fighting while wearing authentic body armor?

We enjoyed a delightful lunch on the water in neighboring Perast on Boka Bay, filled with 17th and 18th-century buildings, including sixteen Baroque palaces and seventeen Catholic churches. The best spot for dining is at the Conte Hotel and Restaurant , where your private boat will moor adjacent to a waterfront table overlooking the famed Our Lady of the Rocks. According to legend, the man-made islet was created rock by rock over centuries by local seamen after they found the icon of Madonna and Child on a rock in the sea.

The ultimate way to depart Montenegro is by helicopter to Dubrovnik for easy transfers onwards to the Mediterranean, and the coolest way to experience it is with Laura Protat with Discover Montenegro .  Not only is she the most beautiful pilot I have ever seen, but she is also the best, having flown many celebrities and VIPs and is filled with great stories of the area.  The route takes you along the coastline where you can see first hand the massive development in the area including neighboring Portonovi with a new One&Only Resort in the works and a 238 berth marina for yachts up to 394 feet. Additional resorts now open or launching soon include the popular Aman Sveti Stefan on its own private islet or along the Bay of Kotor with a planned Ritz-Carlton, Four Seasons Hotel, Chedi Lustica on Boka Bay, Allure Palazzi and Iberostar.

Once in Dubrovnik, as you wait for your afternoon flight, make sure to visit the stunning Villa Orsula , which is a member of Small Luxury Hotels of the World, for lunch on the large terrace with dramatic views of the walled Old Town. Built in 1939, this boutique five-star hotel was completely restored and features stone architecture inspired by Mediterranean tradition. The decor of the intimate villa's 11 rooms and 2 suites combines vintage style with modern minimalism. If you want to spend the evening, check into the Royal Suite with private balcony and spectacular views, or at their other property, the 104-year-old Hotel Excelsior, where the cast of Game of Thrones stayed during the filming the Kings Landing location in the Old Town.

The 28.95m/95' motor yacht 'Portovino' was built by Benetti in Italy at their Viareggio shipyard. Her interior is styled by Italian designer design house Achille Salvagni and she was delivered to her owner in May 2021. This luxury vessel's exterior design is the work of Giorgio Cassetta.

Portovino has been designed to comfortably accommodate up to 10 guests in 5 suites comprising two VIP cabins. She is also capable of carrying up to 5 crew onboard to ensure a relaxed luxury yacht experience.

Range & Performance

Portovino is built with a GRP hull and carbon fibre superstructure, with teak decks. Portovino comfortably cruises at 10 knots, reaches a maximum speed of 14 knots with a range of up to 2,320 nautical miles from her 20,000 litre fuel tanks at 10 knots. Her water tanks store around 2,500 Litres of fresh water. She was built to RINA (Registro Italiano Navale) C ✠ HULL ● MACH classification society rules.

The world’s biggest superyacht harbour

With a 250 metres long mooring, Porto Montenegro  is on top of Yachting Pages’ list of the world’s biggest harbours, overtaking superyacht marinas such as One Ocean Port Veli in Barcelona, which can harbour yachts up to 190 metres, and Grand Harbour Marina in Malta, for yachts up to 135 metres.

Porto Montenegro yet had another record, since it harboured the current world’s biggest yacht , which is 180 metres long. We’re talking of Azzam, the megayacht with a top speed of 30 knots.  A concentration of technology and luxury with the italian signature of Nauta Design,  while interiors are by  French Cristophe Leoni , a world star among designers.

Porto Montenegro doesn’t only stand out for its size but also for the quality of the services on offer in a nation, Montenegro of course, that is really boosting ground infrastructures for pleasure crafts. According to Yachting Pages, the marina “ has boutiques and entertainment, luxury residence, 5-star hotel Regent Porto Montenegro, plenty of restaurants and a lot more ”

In the magazine’s top 10 list, other than the 2nd and 3rd places assigned respectively to Barcelona and Malta’s marinas,  are two italian marinas:  Stabia’s , for yachts up to 100 metres, and  Loano’s that can harbour yachts up to 77 metres.

According to the list, Porto Montenegro is the Mediterranean’s first superyacht harbour . It currently has 450 berths, 228 sold-out luxury apartments and 55 units for retail stores at ground floor with restaurants, bars, cafes, shops and services.

Tuscany – Porto Viareggio

Already home to one of the most important Carnival celebrations in Italy, this seaside resort will also soon be home to the inaugural Versilia Yachting Rendez-vous in May, 2017. As the southernmost point in Versilia, Viareggio was the only outlet onto the Lucca Sea for centuries, and now offers restaurants, nightlife and architecture to match. Porto Viareggio has space for 560 boats up to 70 feet in length in over 500,000 square feet of water, so there’s plenty of room to spare for visitors to this new international event dedicated to high-end products of Italy’s famed nautical industry.

Anguilla – Altamer

Anguilla’s Altamer resort in Shoal Bay West is home to three spectacular beachside villas and considered by many to be the Caribbean’s finest address. The resort will receive the island’s first megayacht marina with 30 percent of its berths designed to accept yachts stretching between 30 feet and 200 feet. The new facility is slated to include a 164-unit resort, in addition to duty-free retail shops and a restaurant promenade.

St. Kitts – Christophe Harbour

Created by the developer of Kiawah Island, Charles Pinckney “Buddy” Darby III, The Marina at Christophe Harbour was built with the discerning yachtsman in mind, featuring 250 state-of-the-art berths – 50 of which will be able to accommodate the yachts up to 250 feet. A protected entrance, safe inner harbor and a prime location between Antigua and St. Maarten in the heart of the Eastern Caribbean charter and cruising grounds make Christophe Harbour a prime destination marina.

Rome – Roma Marina Yachting

Next stop: Albania! First mega yacht harbour in the Adriatic country under construction

With 690 berths, a 5-star hotel, luxury villas with their own moorings, apartments, a golf course, restaurants, shops and boutiques, Porto Albania is putting Albania on the map as the next luxury destination

Despite its fantastic location on the Adriatic coastline and proximity to Greece, Montenegro, Croatia and Italy, Albania doesn’t have a single yacht harbour.

Swiss development company Finsec AG have decided to change all that and lay the foundations for Porto Albania – a mega yacht harbour on the Kalaja e Turres peninsula, less than an hour drive from the Tirana International Airport Nënë Tereza, the only international airport in the country – Albania’s first mega yacht harbour and resort.

Taking in consideration the country’s rich cultural and historical heritage, archaeologists had to examine an area covering 20 hectares to see if important artefacts were located on building land for the future harbour basin before construction could begin. A total 2,400 artefacts were found, which have since been recovered, secured and catalogued – including ancient amphorae. Once an expert assessment confirmed that no more culturally significant objects were in the area, the Albanian government granted the last permits, allowing work to start on Porto Albania.

The project is certainly ambitious and puts the country on the luxury map. Once completed, Porto Albania will boast 690 berths accommodating yachts up to 70 metres in length, a 5-star hotel, harbour facilities, residential villas with their own moorings, apartments, shops, boutiques, restaurants, cafés, a congress centre, a spa, a home port, a visitor port, a golf course with two 18-hole rounds and multi-storey parking.

Under the management of Finsec AG and its Albanian subsidiary Finsec Port Sh.a.Tirana, construction companies will commence the first phase, involving filling in more than 55,000 square metres of land behind the harbour. They will also erect a breakwater over 800 metres in length and a harbour wall to create enough protected space for the berths. The project costs €112 million.

“We are focussing particularly on acquiring clients from the superior yachting class”, says Tunc Gökce, owner of the Turkish engineering company Arti Proje Consulting Ltd., the yacht harbour’s planners. “A VIP yachting club is planned for this express purpose, with a helipad and a separate pier for mooring superyachts.”

Porto Albania in Kalaja e Turres has many attractions on offer. The peninsula is only 60 minutes by car from the Albanian capital of Tirana, and 20 minutes from the port of Durres. The harbour is ideally located for boat trips to the north or south and is a suitable stop-over on the way to Croatia, Greece or Italy. The port of Budva in Montenegro is 70 nautical miles away and Corfu around 90. Guests will also benefit from tax free berths, VAT free fuel and services such as boat repairs and duty-free shopping.

“The project has a budget of around €112 million, making it the biggest ever investment in the Albanian tourism sector”, explains Alexander Auer, President of the Board of Finsec AG. “For the first time in the country’s history Porto Albania will combine a marina with international yachting and charters, a luxury hotel, villas, apartments and leisure facilities – a first for the seemingly unknown and untouched country of Albania.”

The first favourable condition is nature. The Gulf of La Spezia is one of the most protected harbours in the whole of the Mediterranean , and has always been so, as it was frequented by the Phoenicians, Etruscans, Greeks and anyone else who sailed in these waters. The breakwater and a high draught, ideal for mega and giga yachts, have added to this characteristic. The draught was obtained not only because of the conformation of the coast and seabed but also because, at the end of the nineteenth century, the Navy decided to set up the arsenal and dredged the seabed to allow military ships access without problems. So credit is due to those who decided and allowed Porto Mirabello to be built right next to the arsenal.

Safe Harbors Contracted to Build a Mega Yacht Marina in Puerto Rico

Puerto Rico’s government on Thursday signed a multimillion-dollar contract with a Texas-based company to build a marina for mega yachts in the capital of the U.S. territory.

Currently, two docks in  San Juan  are available to yachts and mega yachts, but there is limited space and basic services are not offered, Governor Pedro Pierluisi said.

The new marina to be built by Safe Harbor Marinas, LLC will cover more than 180,000 square feet (67,000 square meters) and will be located in the two docks that currently accept yachts. It will be able to accommodate roughly six yachts at a time and will offer shore power and water connections, sanitary pumping and high-speed internet, Pierluisi said.

Safe Harbor Marinas will invest between $12 million and $15 million, the governor said.

The 40-year concession lease agreement calls for Puerto Rico’s Port Authority to receive $200,000 a year in rental fees. Safe Harbor Marinas also will share 5% of its gross income with the authority and 5% of net profits from fuel sales, officials said.

The deal also envisions construction of a business center, repair and recreational facilities, retail outlets, and a boat supply store, among other things.

Pierluisi said the project is expected to generate more than $10 million a year in economic activity.

An average of nearly 30 yachts visit Puerto Rico a year, with officials saying the project is expected to attract up to 200 a year.

The first phase of the project is expected to start operating at the end of 2024 and the second phase by the end of 2025.

Mega Yachts: what they are, how much they cost, and how much it costs to maintain them

Mega yachts are luxury vessels that appeared on the market in the 1980s. The first in history was the yacht Nabila, launched in 1979 and owned by the oilman Kashoggi.

Their characteristic, as their name suggests, is that they have dimensions that far exceed the standards of traditional yachts.

In fact, the average length of a super yacht is around 40 metres, but they also go much further, as there are no limits to their size and tonnage other than those established by the wishes and possibilities of their owners.

At the moment, the longest of them all is the Azzam, which measures 180 metres and is also super because of its price (500 million euros) and the amount of fuel it can hold (one million litres).

Summing up.

What are mega yachts?

Mega yachts are yachts of 40 metres and more in length equipped with luxury fittings and options. Some famous mega yachts are:

the Eclipse, Abramovich’s yacht ousted by the Azzam for the record in length, still unsurpassed for its two helicopter landing pads and a missile launcher defence system. The Mirage, the invisible yacht built of glass when viewed from 50 metres away. The Ferretti Group’s Custom Line Navetta 37, capable of reaching a speed of 12 knots despite its large size. CRN Chopi Chopi, the largest mega yacht built in Ancona.

Other super yachts boast indoor swimming pools and beaches, and spaces to make luxury constructions built on land envious.

In the luxury yacht sector, these ‘private ships’ account for about 1/4 of the total market. A portion that is destined to grow and which, predictably soon, will reach 50% of the total.

Italy is one of the countries where the construction of these large luxury yachts will be strategic for the entire nautical sector, and interest in these extraordinary constructions is very high.

But what are the expense items for a potential owner to take into account? Let’s try to see them all.

Mega yacht cost: the complete overview

The cost of these super yachts, as is easy to imagine, varies with their size. If a luxury yacht between 30 and 40 metres, such as the Navetta Custom Line 42, has a list price of 18 million euros, the 100-metre models, on the other hand, come close to, and sometimes exceed, 100 million euros. All the way up to the 500 million of the aforementioned Azzam.

These are true monsters of the sea, such as those built by Blohm + Voss, or signed by designers such as Francesco Paszkowski and Lenard Nuvolari, which require almost unlimited availability if one considers all the expenses they entail.

Important items of expenditure concern the management of personnel, including extra salaries, and that for fittings and furnishings, which will inevitably be up to the quality standards of design and prestige that characterise any yacht or luxury mega-yacht down to the last detail.

Let’s take a look at what the most ordinary expenses related to the maintenance of a super yacht reach.

There is certainly no shortage of yachts for sale even when it comes to mega yachts, but it might be useful to know that prices drop a lot when you opt for second-hand.

Mega yachts: how much does it cost to maintain them

The total expected expenditure is about 10 per cent of the purchase value, to which hauling, parking and crew costs must be added.

Then there are ordinary maintenance costs that protect against humidity, sun and salt, and extraordinary maintenance costs that take into account other minor extraordinary incidents.

Indicatively, we can assume a cost of 12,000 euro for hauling and launching and another 10,000 for engine maintenance.

Finally, the purchase of accessories to improve the yacht’s condition will also affect the total expenditure.

Mooring costs are also very significant. The most expensive marina by far is Capri, where daily costs are even double those of Port de Saint Tropez: 2585 euro per day for a 40+ metre yacht in high season. The Italian leader is followed by the marinas of Porto Cervo and Portofino, where, however, the cost does not fall below 2,000 euros.

Here, too, costs rise as the size increases, provided, however, that mooring is allowed.

These include the Mirabello marina in La Spezia, which is certainly one of the most suitable marinas for mooring megayachts – it was chosen by Giorgio Armani for his M/Y Main.

Generally, however, as already mentioned, not all marinas allow large luxury yachts: and from 70 metres in length onwards the only option is to anchor offshore.
