Claremont Yacht Club secures approval for clubhouse redevelopment after SAT appeal
It looks like smooth sailing is ahead for the Claremont Yacht Club after revised plans for its estimated $3 million clubhouse revamp were given the green light.
The Town of Claremont council first refused the more than 100-year-old club’s redevelopment plans in December over concerns the proposed open-air terrace extending out to the side of the building would have “unreasonable amenity impacts” on neighbours.
The refusal prompted a State Administrative Tribunal appeal from the club and after mediation the council was given until Friday to reconsider the updated plans.

These included adding fixed screening to the north and east sides of the building and using acoustic glazing to address neighbours’ privacy and protect them from noise.
Claremont Yacht Club commodore Darren Chatfield said the club hoped to start construction in the first half of next year.
“We as a club are very excited about starting a new chapter in the club’s long and distinguished history,” he said.
“The redevelopment will substantially modernise our facility and offer members and the local community a wonderful way to view and explore the Swan River.
“While we would have preferred to have avoided the (SAT) expense, we are very happy that this resulted in a design that the town and councillors could get behind and take some ownership of.”
Despite the changes made to the plans, several neighbours spoke out against the proposal at a meeting on Monday, believing they would still be impacted by the noise and their waterfront views would be compromised.
One woman said the redevelopment would create “excessive noise”, “significant additional parking” and they would be disturbed by “intoxicated patrons”.
A neighbouring doctor and yacht club member said live music had an “enormous acoustic impact”.
He said it would impact his “highly valued river views substantially” and instead of seeing boats and water he would be “confronted by a wide concrete wall three times as tall as the Berlin Wall”.
Cr Jill Goetze acknowledged it was an “extremely contentious issue” but she thought the club had modified their plans after listening to the concerns of neighbours.
Cr Kate Main said the club had long been a “big part of our community” and the design was compliant and in line with planning laws.
Cr Sara Franklyn said she couldn’t approve the plans as “a good night’s sleep is one of the most important things in the world” and the “acoustic implications” were too great.
Cr Ryan Brown said it was “apparent the applicant has considered the feedback and addressed the concerns”.
“The screening and glazing focuses the members’ and guests’ outlook out to the river,” he said.
Cr Paul Kelly said he believed the changes that were made to the design were “certainly likely to ameliorate the noise”.
“This could be a lot worse and indeed if it went to a directions hearing and decision by SAT, it could be significantly worse,” he said.
