Yacht Walkthrough: 76′ Cheoy Lee Motoryacht [PAESANA]

Alex Clarke from Denison Yachting and today I’m going to take you onboard the 2012 76′ Cheoy Lee Alpha Express Cruiser , named PAESANA. Tied to the dock, or hitting her top speed of 37 knots, which is over 40 miles an hour, the first thing that you’re going to notice about PAESANA is her aggressive profile lines that has performance to match.

We’re going to start today’s walkthrough here on the full-beam transom. The teak decks that we see here underfoot carry all the way to the bow. Here on the transom, you have direct access to your tender garage, which houses a Williams 285 jet tender.

Moving forward you have extra wide steps both the port and starboard that carry you up onto the aft deck. So the centerpiece of this top deck is the dinette where at the push of a button, these tables lower, great for cocktail hour. Directly aft of the seating area, you’re going to have a large pad great for enjoying the sun. Hidden below it, is a Jacuzzi, something you’re typically not going to find on a boat this size. You have a retractable awning that folds flush while not in use. And all the way forward, you’re going to have your wet bar, complete with sink and ice maker.

This 76′ Alpha Express is powered by twin Caterpillar C32 engines that are 1900 horsepower each. They’ve got just under 1600 original hours and then you have your 32 kW Onan generator with 4400 hours, which just completed its 4000 hour service. What’s great about Cheoy Lee is not only do they over engineer their yachts but they use components onboard that are easily serviced all over the world; in this case, Caterpillar and Onan.

Before stepping inside why don’t we continue to the bow which is easily accessible by full walk arounds, both to port and starboard. The aft section features a nice sitting area with JL Audio surround sound. Forward, you’re going to have your sunpads and again keeping with that profile that the Alpha Express has, all of your deck gear is actually hidden below these hatches. Before we leave the bow, why don’t we face aft and you’re going to really notice the space-age lines that define what the Alpha Express is all about.

Now that we’ve highlighted the exterior spaces onboard, why don’t we step into the main salon where we’ll continue our walkthrough of the interior. Here we are in the main salon and the first thing that you’re going to notice is this awesome use of glass. So one of the key design features of this space is that you can actually combine the interior and exterior spaces into one by lowering this glass partition and swinging open these two glass doors.

To port and centerline, you’re going to have two love seats that comfortably seat six guests and to starboard is your pop-up TV. This modern helm station features three glass boning monitors. These three glass monitors easily interfaces your shipboard monitoring system, radar, chart plotter and depth sounder. Here at the helm station what’s great is that when you’re actually sitting in one of the three captain’s chairs, you have perfect 360-degree visibility and easy access to your rudder, throttles and joystick – all within an arm’s reach.

Stepping forward from the main salon, you’re going to step down into the lower lounge area that’s connected to the galley. Stepping down in the atrium galley, you’re really going to have a totally different vantage point where you’re going to be able to appreciate the use of glass onboard.

On the starboard side, you’re going to have your L-shaped settee and dinette and opposite to port, your full service galley. The appliances in this full-service galley are GE profiled. You have your refrigerator freezer, convection oven, glass stovetop, trash compactor and dishwasher. Another nice little feature is this 12 bottle wine storage. Surrounding the space overhead is built-in storage.

Stepping down from the galley, you enter the full beam master cabin. To port, you’re going to have your athwartship king berth. To starboard, you’re going to have your settee complete with pop-up TV. Aft of those two spaces, you’re going to have a walk-in closet and ensuite master bath. Continuing forward towards the guest accommodations, below the corridor, we’re going to find evidence of how well maintained this yacht is. Here we find two spotless bilges and machine spaces. To starboard is the smallest of three cabins where you can have a bunk room that comfortably sleeps two guests. Opposite of that you’re going to have a full-service bath that also serves as your dayhead. All the way forward towards the bow is your VIP cabin, which features a centerline queen berth and ensuite bath.

Inside Bill Gates' real estate portfolio, from a Seattle mansion to houses at some of the US's most exclusive clubs

• Microsoft cofounder Bill Gates is one of the US's top landowners, with 275,000 acres across the US.
• While most of that is farmland, he owns homes in Washington, California, Florida, and Montana.
• Here's a look at his real estate portfolio, which he spent $150 million and three decades building.

Ten years ago, in an interview with The Telegraph, Bill Gates discussed his goal of giving away his fortune — which was worth $65 billion then and sits at $129 billion today.

"I'm certainly well taken care of in terms of food and clothes," he said. "Money has no utility to me beyond a certain point."

He didn't mention, though, the proverbial roof over his head. Or, in Gates' case, roofs.

As one of the richest people in the world for decades, the Microsoft cofounder has built up an impressive real estate portfolio. With 275,000 acres across the United States, he's the country's 42nd biggest landowner, according to the Land Report.

The vast majority of that — about 242,00 acres — is farmland, with the most acreage in Louisiana, Arkansas, and Arizona, per the Land Report.

"I have invested in these farms to make them more productive and create more jobs," Gates said in a Reddit Ask Me Anything last year. "There isn't some grand scheme involved — in fact, all these decisions are made by a professional investment team."

But he also owns dozens of properties across Washington, California, Florida, and Montana that are for his personal use.

Over three decades, he and his ex-wife, Melinda French Gates , spent more than $150 million on their current real estate portfolio. Following their 2021 divorce , a number of the properties were transferred from one trust to another — so it's hard to discern who owns exactly what, as all of their trusts are linked to the same Seattle bank.

Here's a look at Gates' many homes, along with details about transfers around the Gates divorce. Neither Gates nor French Gates responded to requests for comment from Business Insider.

Xanadu 2.0, Medina, Washington

Known as Xanadu 2.0 — a name inspired by "Citizen Kane" — Gates' home base is Medina, Washington , a wealthy suburb of Seattle that's home to many tech titans. Gates owns at least 12 parcels of land there, totaling about 10.5 acres.

Purchased for about $34 million between 1988 and 2009, the current combined assessed value of the Lake Washington-adjacent properties is $183.5 million.

Built into a hillside and accessible via a driveway that feels "like arriving at Jurassic Park," according to a former Microsoft intern, the estate, which took a reported seven years and $60 million to build, is home to a 2,100-square-foot library (with one of Leonardo da Vinci's notebooks on the shelves), a 60-foot-long swimming pool with an underwater sound system, and a room with a built-in trampoline . The primary residence has seven bedrooms and 18.75 baths, according to public filings, and there's reportedly a 20-car garage for his Porsche collection .

It was also built to be energy-efficient and technologically advanced, with a heating and cooling system that automatically adjusts to guests' liking and lights that turn on and off automatically as people go from room to room.

"My house is being designed and constructed so that it's a bit ahead of its time," Gates wrote in his 1995 book "The Road Ahead." It is made of wood, stone, glass, concrete, and "silicon and software."

"I'll warn you, though," he added. "When I describe the plans, people sometimes give me a look that says, 'You're sure you really want to do this?"

One of those people could have been his then-wife, Melinda French Gates , whom he married after he had already begun work on the house. While she changed his plans for the kitchen and added her own office space, she may have never warmed up to the house.

"We won't have that house forever," she told The New York Times in 2019. "I'm actually really looking forward to the day that Bill and I live in a 1,500-square-foot house."

Vintage Club home, Indian Wells, California

Many of Gates' homes are situated on or near the grounds of a golf course.

"Bill got into golf in the same addictive way he gets into anything else," Steve Ballmer, his Harvard classmate and former Microsoft CEO, told Time in 1997. "It gets his competitive juice flowing."

In 1999, he purchased a $12.5 million home on the grounds of Indian Wells ' exclusive Vintage Club , known for its Tom Fazio-designed golf courses. The six-bedroom home is now valued closer to $15 million.

The Vintage Club, whose membership reportedly includes billionaires Charles Koch and Dennis Washington, costs $300,000 to join and charges another $45,000 in annual dues.

Gates was spotted at the club in 2021, following his divorce from French Gates, and was more recently seen at the Indian Wells Open.

Del Mar Country Club home, San Diego

Gates amassed a small real estate empire in San Diego County, and it started with a property in Rancho Santa Fe.

Purchased in 2008 for $3.1 million, the home is 4,300 square feet, and at the time of sale, it featured a 500-bottle wine cellar, saltwater swimming pool, and outdoor bar. It's part of the guarded and gated community on the grounds of the Del Mar Country Club, which reportedly costs six figures to join.

Like some of the other properties in the Gates portfolio, the Del Mar Country Club house was transferred "due to the dissolution of a marriage" in 2021 — the same year Bill and Melinda divorced — according to property records. It is likely now solely owned by one of the two Gates, though it isn't evident which one.

Rancho Paseana, San Diego

Six years later, Gates purchased the nearby Rancho Paseana for $18 million. Stretching 228 acres over 4 parcels, the property was originally a horse farm — which makes sense, given Gates' daughter Jennifer Gates Nassar's equestrian career.

At the time he purchased it, Rancho Paseana featured a racetrack, guesthouse, office, veterinarian's suite, olive orchard, and five barns with living quarters attached. It was previously owned by Jenny Craig, the weight loss personality, and was developed by thoroughbred racer Gene Klein and his trainer Wayne Lucas, according to a listing .

Like the rest of the San Diego Country properties, Rancho Paseana was transferred between trusts in 2021, around the time of Bill and Melinda's divorce.

Santaluz Club home, San Diego

The Gates purchased another house about 10 minutes from Rancho Panseana a couple of weeks later in 2014 for $3.2 million.

The 5,780-square-foot home has ocean views and an infinity pool. Like the Gates' first home in San Diego county in Rancho Santa Fe — all of 15 minutes away — this one sits on the grounds of a country club. The Santaluz Club features Rees Jones-designed golf course, hiking, and a spa.

Like the other San Diego homes, it was transferred between trusts in 2021 — and 5% is owned by the French Family Trust, Steven French, and Kristin French — likely relatives of Melinda. That could imply she is the current owner.

Del Mar beach house, San Diego

Gates and then-wife Melinda purchased their fourth San Diego property, this 5,800-square-foot beach house, for $43 million in Del Mar, California , in 2020. A year later, when they divorced, it was moved into another trust.

The property's most expensive feature is likely its 120 feet of Pacific coastline, but the move-in-ready mansion was listed as "one of the most prominent coastal contemporary beach homes" and boasted a 10-person jacuzzi and a two-bedroom guesthouse.

That doesn't seem to have stopped whichever Gates owns the property from doing major construction, with local outlets reporting noise and construction following the purchase.

Yellowstone Club lodge, Montana

Bill Gates has long been reported to be a member of the exclusive Yellowstone Club — a ski and golf club tucked away in Big Sky Montana.

Montana is a nondisclosure state when it comes to real estate, and the Yellowstone Club is very private in what it releases about its owners, but a 2009 county resolution helped point to which home belonged to the Gates.

The lot, which sits on 2.76 acres, has the same tax address as Gates' many other properties and was linked to his lawyer and family office. Its assessed market value is $29.4 million — up from $5.8 million in the 2009 county record.

There are no photos available of the home online, but property records indicate the main house is 6,993 square feet, with eight full baths, eight bedrooms, two half baths, a sauna, and a home theater. It's almost guaranteed to match the surrounding homes, which heavily feature timber and stone.

The house sits in the Andesite Ridge neighborhood, which is described as "a tree-topped hillside where luxury homes wind along the mountain offering a secluded alpine sanctuary" on the club's website. Its homes are largely ski-in, ski-out.

The club's annual dues were $41,500 in 2018, the most recent year for which data are publicly available, plus another $12,000 for the property owners' association. That buys access to the club's 15,200 acres, more than 100 ski trails, 18-hole golf course, and spa.

The home switched hands in 2021 — the same year Bill and Melinda divorced. A trust connected to a Seattle bank used by both of the Gates is the property's new owner, and it was never listed for sale. All signs point to one of the two still owning it.

Wellington equestrian compound, Florida

Gates' Wellington, Florida, estate in tony Palm Beach County is the main home of Jennifer Gates Nassar's horseback riding facilities.

Gates purchased the properties over three years for about $35 million, and together, the estate stretches a total of 20 acres. Most of the land is exclusively for riding. It's part of Gates Nassar's Evergate Stables, a collection of training facilities she and her husband, Nayel Nassar , run throughout the country and in Belgium.

There are at least two mansions, one 6,668 square feet, and the other 5,716 square feet, on the property, according to records. He's added a basketball court and pond to one, and both have pools.

The equestrian center was originally even larger, but Gates sold 5.5 acres for $26 million in 2022, reaping a $5 million profit.

He's one of many billionaires with properties in the horse-loving community. Michael Bloomberg and Laurene Powell Jobs have homes nearby — and daughters who ride.

President Donald Trump owns two jets — a Cessna jet, which was reportedly worth $15.3 million new, and a Boeing 757 that he reportedly bought from fellow billionaire, Microsoft's Paul Allen, for $100 million.

Jeff Bezos, the richest man in the world, owns a $65 million Gulfstream G650ER private jet.

Businessman Mark Cuban also owns a Gulfstream jet — he purchased a Gulfstream V for $40 million, the Guinness World Record for the biggest purchase ever conducted over the internet.

Dell CEO Michael Dell has also been part of the Gulfstream club — he used to own a Gulfstream V, but reportedly upgraded to a Boeing Dreamliner 787.

Billionaires also get around the traditional way, via a set of four wheels — but these cars are typically either more lavish or vintage than the average American's.

Bill Gates is an avid luxury car collector. His first big splurge after founding Microsoft was a Porsche 911 supercar. He later bought a Porsche 959.

Elon Musk also has an affinity for cars. In 2013, he purchased the Lotus Esprit submarine car used in a James Bond movie for $920,000. In addition to Teslas, he owns a Ford Model T and Jaguar E-Type Series 1 Roadster.

Rob Walton of the Walmart family fortune has a large collection of vintage cars. He once owned a Daytona Coupe, worth $15 million and one of only five ever made.

Dell also has quite the car collection, which has included a 2004 Porsche Boxster, Porsche Carrera GT, and Hummer H2.

But not all billionaires travel by air or by land — some travel by sea on their personal yacht.

Billionaire Shahid Khan owns the 312-foot yacht Kismet, which has a weekly charter rate of around $1.29 million. Billionaire couple Beyoncé and Jay-Z have chartered onboard.

Russian billionaire Roman Abramovich owns the second largest yacht in the world, Eclipse, equipped with two helicopter pads and a disco hall. It's worth $1.9 billion.

Steve Wynn, cofounder of Wynn resorts, owns the 301-foot yacht Aquarius, which has a massage room, helipad, beauty salon, swimming pool, and beach club.

And Paul Allen owns two superyachts — the 414-foot Octopus, which cost $200 million to build and has a basketball court and recording studio, and the 303-foot Tatoosh, which he once tried to sell for $160 million.

A sprawling real estate portfolio is a staple for billionaires, who often spend and grow their billions by investing in property.

Michael Bloomberg reportedly owns between 12 and 15 houses around the world, from his home base in New York City and a ski resort unit in Vail, Colorado, to an abode in Bermuda and two houses in London, including one in Knightsbridge worth $18 million.

In addition to his $125 million Seattle home, Gates spent $27 million on a string of properties in Wellington, Florida, and $18 million on Rancho Paseana.

He also has partial ownership of Charles Hotel in Cambridge, Massachusetts, and the Four Seasons hotel chain.

Bezos is one of America's biggest landowners and owns five homes across the US in Medina, Washington; Beverly Hills, California; Van Horn, Texas; Washington, DC; and New York City

Bezos' Washington, DC abode is undergoing $12 million in renovations. The former textile museum, which he bought for $23 million in 2016, will become a two-structure compound used largely for entertaining.

Former Microsoft CEO Steve Ballmer also has residence in Washington — he owns a $10 million waterfront home in Hunts Point, Washington, and property on Whidbey Island.

A real estate tycoon, Trump has residences in Trump Tower in New York; Mar-A-Lago in Palm Beach, Florida; Beverly Hills; and Bedford, New York.

Dell owns a 33,000-square-foot home outside of Austin, Texas, and a 6,380-square foot ranch house nearby. He also reportedly owns a four-story home on the exclusive Caribbean island of Anguilla and an 18,5000-square-foot compound in Hawaii worth $73 million.

Dell and Walmart billionaire Rob Walton both share a stake in the resort area of Hualalai, Hawaii.

Rob's sister, Alice Walton, owns a two-floor condo on New York's Park Avenue, which she purchased for $25 million in 2014. It has more than 52 large windows overlooking Central Park and more than 6,000 square feet of space.

Billionaire couple Evan Spiegel and Miranda Kerr own a $12 million, 7,164-square-foot home in Los Angeles and a $2.15 million ocean view home in Malibu.

Another well-known billionaire couple, Beyoncé and Jay-Z, have a massive real estate portfolio across the Hamptons, New Orleans, and Bel-Air. Collectively, the properties are worth more than $116 million.

Musk owns more than $70 million worth of residential property in Bel-Air, including a $24 million estate and a $17 million mansion.

Mark Zuckerberg also has plenty of property in California. He bought his 5,000-square-foot home in Palo Alto for $7 million. Shortly after, he began buying properties surrounding his home, totaling more than $30 million.

Zuckerberg also owns a San Francisco townhouse, which he renovated for more than $1 million. He also purchased two properties in Kauai, Hawaii, for $100 million.

Some cities are such a special place to billionaires that they buy their local sports teams.

Cuban bought the Dallas Mavericks for $285 million in 2000.

Jerry Jones owns the Dallas Cowboys, which he paid a record $140 million for. The team was worth $4.8 billion as of September 2017.

And Robert Kraft owns the New England Patriots, which he purchased for $175 million.

In 2014, Ballmer bought the Los Angeles Clippers for $2 billion.

And Allen owns not one, but two teams: the Portland Trail Blazers and Seattle Seahawks.

Meanwhile, other billionaires invest in media.

In 2013, Jeff Bezos acquired The Washington Post for $250 million.

Laurene Powell Jobs founded Emerson Collective, an organization that makes grants and investments. Through Emerson, Jobs acquired a majority stake in The Atlantic.

And Salesforce CEO and cofounder Marc Benioff and his wife announced in September 2018 that they're buying Time Magazine for $190 million cash.

Some billionaires invest in art.

One of Bloomberg's houses in London is reportedly filled with American art.

Gates also has expensive art hanging in his home — he bought a Winslow Homer painting for $36 million in 1988.

Alice Walton is a huge patron of the arts. She has an immense private art collection that includes works from Andy Warhol and Georgia O'Keefe. She once spent $44.4 million on a Georgia O'Keefe painting — the biggest sale for a woman's piece of art in history.

Walton even opened a museum called Crystal Bridges in 2011 to house her $500 million private art collection.

Despite their lavish purchases, many billionaires also donate money toward philanthropy.

The Gates have donated more than $36 billion to charitable causes through the Bill and Melinda Gates Foundation, including global health and development and US education.

Zuckerberg is donating some of his Facebook shares to the Chan Zuckerberg Initiative, a philanthropic organization he founded with his wife in 2015. They invested $3 billion into research focused on curing the world's diseases by the end of the century.

The Chan Zuckerberg Initiative also gave $5 million to help at least 60 teachers in Redwood City and East Palo Alto, California, purchase real estate.

Personally and through his foundation, Bloomberg Philanthropies, Bloomberg has donated $3 billion to a variety of charitable causes.

Dell's charitable foundation has given away $1.23 billion to nonprofits and social enterprises in the US, India, and South Africa since 1999.

WhatsApp cofounder Brian Acton has launched three charities: Sunlight Giving, Family Giving, and Solidarity Giving, which collectively support basic needs of low-income families, build empathy, and focus on human and civil rights.

WhatsApp cofounder Jan Koum donated $556 million to the Silicon Valley Community Foundation after the sale of WhatsApp.

And Warren Buffet — ever the frugal billionaire — has donated more than $28.5 billion to charities throughout his lifetime.

Boat Highlights

Motor Yacht ASEAN LADY is an 88 m 289 (foot) steel luxury yacht, crafted by Raffles Yachts Yantai and designed by Ian Mitchell. Provides accommodation for 18 guests in 8 spacious staterooms, of which the master cabin is an incredible 160sqm in size with a private balcony and office. She is particularly well suited for entertainment in a tropical environment with large indoor areas, giving everyone on board lots of space and privacy in a splendid environment.

Characterized by her spaciousness, ASEAN LADY is also unique for her shape with a design based on a Proa: a bamboo outrigger canoe known for their stability and long range, and used for centuries by the indigenous people of the South Pacific. The distinctive design has solved many typical problems for luxury yachts such as space, noise, stability at anchor, stability while cruising and large windows.

ASEAN LADY is powered by a single 2000hp engine with a Counter Rotating Propeller (CRP) Azimuth Drive. She has a top speed of 15 knots and the yacht is also equipped with a 600hp Retractable Thruster that is capable of propelling her at a speed of 7 knots. ASEAN LADY can literally walk sideways with both the forward and aft drives making berthing a breeze. Her stability was put to the test in December 2004 when she survived the Tsunami while anchored off Phuket.

ASEAN LADY was named the most innovative motor yacht by Showboats International in 2005.
