2000 Precision 23 Designed by Jim Taylor, the Precision 23 is easily trailer launched and retrieved, yet is big enough for short cruises with long berths and ample storage below in a very attractive setting. Taylor emphasizes sailing performance with all Precision models. Her tall mast has a fractional sail plan for easy headsail handling. The shrouds are located inboard for a tighter sheeting angle and for walking about the deck with ease. The keel has internal ballast within the fiberglass hull and there is a centerboard controlled by a simple rope to offer nice windward performance. She has a galley unit which includes a stove, dish & cup racks, waste basket, sink and cooler. This boat has a lot of additional gear so she is equipped better than the boat out of the box for racing too.  PHRF 231 General Description: Considered to be a maci-trailerable, the Precision 23 far outstrips many boats in terms of true usable space, both on deck and below. Special emphasis has gone into giving the P-23 her particular bright and uncluttered interior. The bulkheads are intentionally trimmed back to avoid subdividing the visual space. Of special note, the typical intrusive mast compression support has been eliminated by clever use of a rugged overhead support beam fiberglassed to the deck. The especially large companionway, multiple cabin ports and forward hatch contribute to the feeling of light and open space. The double berth forward is generous and there are full sized berths aft which will accommodate 3 more.  The portable head has a dedicated space forward and the fixed galley is aft where it is convenient to both cabin and cockpit.  The Precision 23 hull represents a very careful refinement of the basic form that has proven so successful in all of Precisions well known trailerable cruisers. Lively performance, reliable handling and high stability are all the hallmarks of these designs. They feature a sharp waterline entry, substantial topside flare forward and powerful quarters taper to a shapely transom. This precise combination of features avoids the trim and handling problems that less well balanced hulls suffer when heeled. This design provides a reassuring margin of both reserve buoyancy forward and ensures more knockdown stability. The well proven internally ballasted shoal draft fixed keel with fiberglass centerboard used in the Precision 23 is the most practical solution for combining upwind efficiency and stability. This design allows the dense internal lead ballast to be placed as low as possible for increased stability. And the fiberglass centerboard is easily raised/lowered by a single Dacron line. The centerboard provides lift for great pointing ability yet is easily raised for increased off wind sailing. The P-23 features a simple fractional rig mast that is easy to raise and with her short spreaders and inboard chain plates, upwind performance is impressiv

2003 Precision 23

Category Sailboats

2003 Precision 23 With today's medium-size family cars, the Precision 23 might well be termed a "maxi-trailerable." It far outstrips existing boats in terms of usable space, both on deck and below, with bulkheads intentionally trimmed back to avoid subdividing the visual space. The Precision 23 hull represents a very careful refinement of the basic form that has proven so successful in all of Precision's trailerable cruisers, featuring "racer sharp" waterline entry, substantial flare in the topside forward, and powerful quarters that taper to a shapely and relatively small transom. This combination of features provides a reassuring margin of both reserve buoyancy forward and "knockdown stability." The well-proven keel-centerboard combination is the most practical solution for combining upwind efficiency with very shoal draft. The long, shallow keel, kick-up rudder, and non-corroding fiberglass centerboard of the P-23 are all essential to her remarkable upwind performance. The fixed portion of the keel not only houses the board completely below the cabin sole, but it also allows the ballast to be placed as low as possible for increased stability. For trailerable boats, winged keels are more of an inexpensive expedient than a sensible design. In order to be effective with the very shallow draft required for trailering, the wings have to be so broad as to be awkward and prone to damage at the launching ramp, and very difficult to work free from the inevitable mud banks. The simple fractional rig of the P-23 features chainplates placed well inboard, another vital ingredient to her impressive speed to windward. Her mainsail is very large in order to provide good performance without the jib when desired. The cockpit is 7 feet 3 inches long, with coamings high enough to keep the crew securely inside, and the low and sleekly-styled cabin house provides excellent visibility forward. Special emphasis has gone into giving the P-23 her particularly bright and uncluttered interior. The typical intrusive mast compression post is replaced by a rugged overhead support beam. The especially large companionway, cabin windows and forward hatch contribute to the feeling of light and open space. The double berth forward is generous, and there are full-size berths aft which will accommodate three, although the expectation is that she will be cruised most often by a family, or perhaps two couples. A space for portable head is forward, and the fixed galley is aft, where it is convenient to both cabin and cockpit. Cushioned backrests amidships provide comfortable seating for up to six. Both seats and coamings are precisely angled for maximum comfort both upright and heeled, the result of very careful ergonomic design development. There is an anchor locker forward, a fuel tank storage bin to port, and a large cockpit locker with storage shelf to starboard.

Precision 23 Reviewed

  By Thom Burns

A s you approach the Precision 23 at the dock, you notice that the white hull is neatly trimmed in teak and accentuated by light gray non-skid. This boat has nice lines which welcome you aboard. In new cruising boats, I immediately look for cockpit size and comfort, visibility, and a light, open airy feel in the cabin. The Precision 23 will not disappoint, nor will the friendly folks at Dream Sails located at Bertha Boatworks on the Whitefish Chain just north of Brainerd, Minnesota.

Dream Sails is owned by Craig and Ruth Witrock, two nurses from St. Cloud, Minnesota. Dream Sails rents some boats as well as sell new Precisions and some used sailboats. Craig started in the sailboat business

back in the early 1970's on Lake Pepin where he did boat demos for the Chrysler sailboat dealership in Winona, Minnesota owned by Bill Gernes.

Craig and Ruth Witrock were proud to show off the new Precision 23 as well as their personal boat, a five year old model.

The Precision 23 is a large, cruising trailer-sailer. At 2,450 lbs it is not light, but it has a low trailering profile and can be handled by most sport utility vehicles and many mini-vans. The 23 was designed by Jim Taylor who has designed the entire Precision line. The builder, Precision Boatworks of Palmetto, Florida requested from Taylor and has built a relatively large trailerable sailboat in the older school tradition of shallow lead-ballasted keel with a centerboard for performance.

Taylor claims to have designed a “maxi-trailerable” boat. With the 23’ 5” length and 8’ 6” beam, he may be right at least in term of practicality. The boat, trailer and 500 lbs of gear will put the trailer weight at about 4,000 lbs.

The boat has a fine entry, substantial flare in the topsides forward and wide quarters that taper to a relatively small transom. This combination gives a smooth ride when heeled underway.

The high lift NACA foil sections of the centerboard and rudder are one of the more efficient foils in a boat this size. The alternatives which offer a low profile are a heavy bulb on a retractable keel which saddles the design with a large centerboard trunk, water-ballast with centerboard or a variety of winged keels. I’ve never seen a winged keel perform well on a boat in this size range.

Construction

The hull is hand laminated with ISO/NPG gelcoat finish and a vinylaster resin skin coat. The hull to deck joint is bonded and through bolted. The deck is a sandwich around closed cell PVC foam with plywood inserts under the mast and any other place where through-bolts are used. It has molded in non-skid. There is also some poured-in-place foam stiffeners added in the seat back coamings.

Performance and Handling

The Precision 23 carries a PHRF rating between 225 and 231. This is about the same as the bigger swing-keel Catalina 25. It is lower than the O’Day 25 and 26. The sail area is close to a high performance J-22. When I sailed the boat the winds were light, three to seven knots, with some windless holes. We rigged the boat with Craig's cruising gennaker for added power. The boat sailed quite well on all points of sail.

Craig said he reefs at about 15 knots when cruising.

Later, I met a sailor who trailers his Precision 23 to Florida and sails to the Bahamas regularly. He told me that he went through 10 - 15 foot seas with 25 knot winds and gusts to 40. He said the boat held up well although he was beat up a little. The passage obviously got his attention since he sat in his inflated liferaft in the cockpit until he finished the trip. Precision doesn’t recommend offshore passages with this boat.

The hardware is Harken. The deck is clean with the chainplates placed well inboard, a vital ingredient for upwind performance. The single lifelines open at the 7’ 3” cockpit. The cockpit is roomy with seats built into the stern pulpit. These seats are standard, but they are such a great addition if I had an older model Precision 23 I’d retrofit them. The weakest link from a performance point of view is the lack of a travelor. You might add one initially rather than retrofitting later. The large cockpit has comfortable seats. There is an anchor locker forward, a separate ventilated gas can locker aft as well as a deep and a shallow lazarette for cockpit storage. Seated cockpit visibility is excellent.

The Precision 23’s is well designed below. The interior is open and airy. It has high quality Lewmar opening ports and hatches. There is no compression post breaking up the interior under the mast. The compression post is replaced by a reinforced beam. The forward bulkheads do not compartmentalize the interior. There is a standard porta potti forward port and a galley starboard aft.

The galley has a stainless steel sink with manual water pump, an ice chest with teak step and a two burner alcohol stove.

The cushions and backrest cushions on the shelves seemed to hold up pretty well. I visited Craig and Ruth’s Precision 23 which is five years old. They stay on the boat alot and the cushions look good.

The simple franctional rig features one set of spreaders and chainplates placed well inboard. This allows for better upwind performance and smaller sails to handle forward. The tall aspect main provides most of the power. The main sail has one set of reef points with jiffy reefing. The backstay is split with a short bridle. This rig provides for easy, simple handling while delivering the power for good performance.

The Precision 23 is a mainstream trailerable with plenty of room for camping out for the weekend. The lead ballasted keel and centerboard for performance is a proven design. It is well built and designed with many modern improvements such as the stern perch seats, ergonomic cockpit cowlings and Lewmar opening ports. If you can pull 4,000 lbs around, it’ll give you many trailering options. If you leave it in your marina, it’ll provide a fine small sailing yacht with adequate weekend accomodations. I would add a bigger genoa or a gennaker and a travelor.

The bottom line ... good value in a new boat.

$36,115,000 Bridge to Perm with Forward Rate Lock for a Four Building Apartment Complex plus Boat Docks

1987 precision 23 sailboat

Rate: 5.0% Term: 10 Years Amort: 2 Years Interest Only; 25 Years Thereafter DCR: 1.30 Non-recourse Lender Fee: 1.0%

Transaction Description: Steve Bram and David R. Pascale, Jr. successfully placed a uniquely structured Bridge to Perm fixed rate non-recourse loan that provides 100% of renovation costs, reserves, financing costs and all soft costs for this 1972 built complex. Renovation and soft costs are funded as needed in three draws over 18 months with no negative arbitrage. A minimal interest reserve was required because of the existing cash flow serviced the increasing debt load. Once renovation and re-stabilization are completed in 24 months, the loan converts to an 8 year term amortized over 25 years. Interest rate is locked and fixed at 5.0% for the entire 10 year term. Financing is structured to allow one of the four buildings off-line in tandem to renovate, then lease at new market rents while commencing construction on the next building. The complex features a prime Marina Del Rey waterfront location including 10 docks with 209 boat slips. This is a full “life-style” complex: amenities include a swimming pool, spa/sauna, full size basketball courts, tennis courts and a large club house with billiards. Units are larger than comparable newly built comparable units nearby. The extensive rehab includes a gut renovation of the interiors and installation of a new exterior skin with all public areas revamped. Hardscape access to boat docks and bathroom/laundry facilities for the boat docks will be replaced/upgraded. This structure minimized rate risk for the Sponsor by locking in a rate today even though the construction will not be completed for 24 months.

$22,000,000 Bridge Loan for Industrial Land in a Western State

December 7, 2023

Transaction Description:

George Smith Partners successfully arranged a $22,000,000 loan for 92 acres of entitled land in Apex, a pioneering new growth area in a Western State. While some of the adjacent land has recently traded, utilities and roads are currently under construction. The Sponsor will build over 1 million square feet of industrial buildings and is currently talking to potential equity partners. The Sponsor had retained a national mortgage brokerage company that was unable to locate any financing for the Sponsor. The Sponsor approached GSP eight weeks prior to their maturity date to assist in the refinance. GSP completed a full marketing and identified two competitive lenders that could reach the desired proceeds level and close quickly. One of the lenders had significantly more local market experience providing more surety of close.

$9,000,000 Bridge Financing for 100,000 SF Single Tenant Office; Inland Empire, CA

March 2, 2023

George Smith Partners arranged $9,000,000 in bridge financing to refinance a single-tenant office property in the Inland Empire. The Property has been nearly 100% leased to a county entity for 20 years, with lease renewals every 5-7 years. The Sponsor is leaving the unused space vacant in order to attract a single-tenant government lease buyer. GSP had arranged CMBS financing on the property in 2012 that came due in late 2022. Due to the timing in getting a new lease executed, the Sponsor asked for and received a short extension from the lender/servicer. GSP sourced a bridge lender that was poised to fund upon execution of the lease and estoppel. The loan paid off the existing loan and provided funds for tenant improvements mandated in the lease extension. It also gives the Sponsor maximum flexibility to sell or refinance over the next 2 years.

Bridge Financing for Cash-Out Refinance of a Special Purpose Property; Los Angeles, CA

February 21, 2023

George Smith Partners successfully advised on the placement of a $1,850,000 cash-out refinance of a 72,471 SF commercial condominium comprising 4-levels of public parking and storage facility located within a 38-story residential high-rise in downtown Los Angeles. Although the property is stabilized, lenders expressed concerns over the condominium collateral, special-purpose, and negative cash flow history during COVID.

GSP was able to get a Lender comfortable with the sustainability of the net operating income vis-a-vie the Borrower’s ownership and near-stabilization of its 3-levels of commercial, retail, and office space located within the same project. The Sponsor’s primary objective was to refinance and lower their cost of capital which was previously at 9%. GSP was able to successfully replace the loan with a non-recourse bank loan at 5.14% fixed in addition to providing $350,000 in cash-out proceeds. The rate was locked at the beginning stages of the upward trend in interest rates and GSP was able to get the bank to accommodate an additional rate lock extension.

$102,000,000 Non-Recourse Bridge Financing for an Ultra-Luxury 37-Unit Multifamily Asset; West Hollywood, CA

March 30, 2022

Transaction Description :

George Smith Partners successfully arranged $102,000,000 (approx. $2.75M/unit) in non-recourse, bridge financing for a 37-unit, ultra-luxury apartment building located in the heart of West Hollywood. The fully condo-mapped project features hotel-level service and amenities including daily breakfast, airport drop-off, wellness classes, cooking classes, wine tastings, entertainment lounge, private dining room & kitchen, screening room, fitness center, yoga studio and a leather-paneled bowling alley. The asset boasts some of the highest rental rates on the West Coast.

Located in one of Los Angeles’ most coveted retail and residential neighborhoods, this trophy asset caters to wealthy residents seeking an amenity-rich community with minimal maintenance and maximal convenience. The best-in-class Sponsor recognized the investment potential of an ultra-luxury product in a prized location—the revered “pumpkin patch” site in West Hollywood. In working with potential lenders for this financing, GSP was able to identify a capital provider who not only understood the as-is value and in-place cash flow of the operating multifamily asset, but also the potential future value as 37 individual high-end condos. The loan closed in 50 days from application.

Rig and Sails

Auxilary power, accomodations, calculations.

The theoretical maximum speed that a displacement hull can move efficiently through the water is determined by it's waterline length and displacement. It may be unable to reach this speed if the boat is underpowered or heavily loaded, though it may exceed this speed given enough power. Read more.

Classic hull speed formula:

Hull Speed = 1.34 x √LWL

Max Speed/Length ratio = 8.26 ÷ Displacement/Length ratio .311 Hull Speed = Max Speed/Length ratio x √LWL

Sail Area / Displacement Ratio

A measure of the power of the sails relative to the weight of the boat. The higher the number, the higher the performance, but the harder the boat will be to handle. This ratio is a "non-dimensional" value that facilitates comparisons between boats of different types and sizes. Read more.

SA/D = SA ÷ (D ÷ 64) 2/3

  • SA : Sail area in square feet, derived by adding the mainsail area to 100% of the foretriangle area (the lateral area above the deck between the mast and the forestay).
  • D : Displacement in pounds.

Ballast / Displacement Ratio

A measure of the stability of a boat's hull that suggests how well a monohull will stand up to its sails. The ballast displacement ratio indicates how much of the weight of a boat is placed for maximum stability against capsizing and is an indicator of stiffness and resistance to capsize.

Ballast / Displacement * 100

Displacement / Length Ratio

A measure of the weight of the boat relative to it's length at the waterline. The higher a boat’s D/L ratio, the more easily it will carry a load and the more comfortable its motion will be. The lower a boat's ratio is, the less power it takes to drive the boat to its nominal hull speed or beyond. Read more.

D/L = (D ÷ 2240) ÷ (0.01 x LWL)³

  • D: Displacement of the boat in pounds.
  • LWL: Waterline length in feet

Comfort Ratio

This ratio assess how quickly and abruptly a boat’s hull reacts to waves in a significant seaway, these being the elements of a boat’s motion most likely to cause seasickness. Read more.

Comfort ratio = D ÷ (.65 x (.7 LWL + .3 LOA) x Beam 1.33 )

  • D: Displacement of the boat in pounds
  • LOA: Length overall in feet
  • Beam: Width of boat at the widest point in feet

Capsize Screening Formula

This formula attempts to indicate whether a given boat might be too wide and light to readily right itself after being overturned in extreme conditions. Read more.

CSV = Beam ÷ ³√(D / 64)

  1. PRECISION 23

A boat with a BN of 1.6 or greater is a boat that will be reefed often in offshore cruising. Derek Harvey, "Multihulls for Cruising and Racing", International Marine, Camden, Maine, 1991, states that a BN of 1 is generally accepted as the dividing line between so-called slow and fast multihulls.
