What this privacy policy covers.

This policy covers how MHVillage, Inc. (hereafter MHVillage) treats personal information that MHVillage collects and receives, including information related to your past use of MHVillage products and services. Personal information is information about you and is specific to you like your name, address, email address, phone number, website activities, etc, but is not otherwise publicly available.

This policy does not apply to the practices of companies that MHVillage does not own or control, or to people that MHVillage does not employ or manage.

Information Collection and Use

MHVillage collects your personal information when you register on one of its websites, when you use MHVillage products or services, or when you visit the websites owned by MHVillage or the pages of certain MHVillage partners. MHVillage may combine information about you that it has gathered with information that it may obtain from business partners or other sources.

When you register or interact with an MHVillage website, your provide information such as your name, address, email address, zip code, telephone numbers, and other information. You may also provide information about your home if you list it for sale or request a valuation. Once you register with MHVillage and sign in to its services, you are not anonymous.

MHVillage collects information about your transactions with MHVillage and with some of its business partners, including information about your use of the services that MHVillage offers. MHVillage automatically receives and records information from your browser, including your IP address, MHVillage cookie information, and the page you requested. MHVillage uses this information for the following general purposes: to customize the advertising and content you see, to fulfill your requests for products and services, to improve its services, to contact you, to conduct research, and to provide anonymous reporting for internal and external clients.

MHVillage does not purchase personal information. MHVillage’s primary source of data about you is your interaction with MHVillage websites or emails. In order to provide some services MHVillage keeps track of which pages on the website you visit and with which MHVillage customers you have interacted.

You can update your MHVillage Account Information at any time. MHVillage reserves the right to send you certain communications relating to the MHVillage service, such as service announcements, administrative messages and the MHVillage Newsletter, that are considered part of your MHVillage account, without offering you the opportunity to opt-out of receiving them.

Per the California Consumer Privacy Act, California residents (subject to reasonable verification of their identity) have the right to request a copy of the personal information MHVillage has stored about them, to request that MHVillage not sell their personal information to third parties, and to have MHVillage delete the information it has gathered about them (subject to the restrictions set forth in Section 1798.105 of the California Civil Code). Confidentiality and Security

MHVillage limits access to personal information about you to employees who MHVillage believes need to come into contact with that information to provide products or services to you or in order to do their jobs.

We are Naples’ Best Kept Secret!   NLYH is a manufactured (mobile home) park of 352 residences located in beautiful Naples, FL. Located only a short distance to Tin City and the famous 5th Avenue shopping and dining district. Our boat canals provide access to Haldeman Creek which feeds Naples Bay and provides 15 minute access to the Gulf of Mexico. We are a gated, waterfront, very active, 55+, resident owned community formed as a non-profit corporation and operated by the membership.

NLYH is a piece of paradise on Florida’s most beautiful west coast.  Many of our residents have installed brand new, hurricane resistant, manufactured homes or have completely remodeled existing residences.  If you’re a boater, you may decide to stay year round and enjoy the fantastic weather and marine environment at bargain prices. And if you live on one of our beautiful canals, you will have your own docking space right in your back yard, or if not on the water you can dock your boat in one of our shared boat basins.    

 To accommodate an active life-style, we have many weekly activities both in the NLYH park as well as nearby golf, museums, theatre, wildlife sanctuaries, kayaking, flea markets, casinos and restaurants. Plus, the Everglades, Marco, Sanibel & Captiva islands are nearby.  Only two hours to Miami. 

 It is our vision to continue to enhance the quality and friendliness of our community. And, people within NLYH have made a commitment to reduce waste and to provide a green environment. This is just one of the initiatives that helps us create a clean living park.

Taxes and Fees:

  • 6% Sales Tax – there is a sales tax of 6% on the purchase price of a new home that is levied by the state of Florida.
  • January 1st, 2019 the State of Florida implemented a 1% discretionary sales surtax. The sales tax remains 6% on the total sale price plus 1% discretionary tax on the first $5,000.00. Total amount of the new tax is an additional $50.00.
  • Corporate Membership Fee – a membership fee is required for new home owners to join the NLYH Corporation. This is a one-time fee that is refunded to you, if you choose to sell your home, at the then current rate (which historically increases annually).
  • The current fee, as approved by the Corporation is valid from 1/15/24-1/14/25 is $19,856.00.

Monthly fees as of 01/01/2024 are:

  • Inland homes $408.50
  • Waterfront $453.50
  • Halderman creek $463.50
  • Partial waterfront $433.50
  • Boat slips $64.20
  • Kayak space $5.35 per kayak.

Other Important Information:

  • Monthly Maintenance Fees include taxes, lawn care, cable TV, Internet and trash removal.
  • There are only 352 homes in the park.
  • Pets are NOT allowed.
  • Homes cannot be rented out.
  • NLYH has free wireless internet access in the clubhouse & pool area.
  • “Inland” or “Non-Waterfront” homeowners are able to keep their boats in one of two boat basins located at the base of the two main canals.

1.4.4.2.                 BOARD APPROVAL OF MEMBERSHIP The approval of a majority of the Board of Directors or a Board authorized Membership Committee shall be necessary for approval or disapproval of membership.  A person intending on becoming member, or an occupant shall give to the Board or the Membership Committee an application for membership, or occupancy and such other documentation or information concerning the intended member(s), or occupant.  The Board or Membership Committee may require, without limitation, credit history, a criminal background investigation, past residency or employment verification, personal references, and/or a personal interview with the potential member.  Within fifteen (15) days after the receipt of an application for membership, and such other information requested by the Board or Membership Committee, it shall be approved or disapproved.  If approved, the approval shall be stated in a certificate executed by the President, Secretary, or other designee of the Corporation and delivered to the transferee. The Corporation shall endeavor to process all membership applications within fifteen (15) days.  However, the Board of Membership Committee may, if necessary (in their sole discretion), extend the time frame for approval or disapproval for an additional fifteen (15) days.  If the Corporation neither approves nor disapproves within the said thirty (30) days, such failure to act shall be the equivalent of the approval of the Corporation and on demand the Corporation shall forthwith issue a proof of membership to the transferee.  Disapproval of the transfer shall be communicated by letter signed by an officer or agent of the Corporation sent by certified mail to the address given by the transferor in his or her notice to the Corporation.

1.4.4.2.1           DISAPPROVAL FOR GOOD CAUSE Approval of membership pursuant to Section  1.4.4.2 shall be withheld for good cause only if a majority of the Board or Membership Committee so votes and after insultation with NLYH Legal Counsel.  The following may be deemed to constitute good cause for disapproval.

  1.4.4.2.1.1        The person seeking approval has been convicted or plead no contest to a felony involving violence to persons or property, theft, arson or destruction of property within the last twenty (20) years; a felony involving possession or sale of a controlled substance within the past ten (10) years; or a felony demonstrating dishonesty or moral turpitude in the past ten (10) years; any other felony in the last five (5) years or any crime involving  sexual assault, sexual battery or sexual misconduct regardless of when that  conviction occurred.

 1.4.4.2.1.2        The person seeking approval has a record of financial irresponsibility, including without limitation prior bankruptcies, foreclosures or bad debts.
