What should I consider when staying on a boat?

While boats have a lot of charm, not all offer a lot of space, and sometimes bedrooms (whether staterooms or berths) can even be claustrophobic with very limited square footage. Be sure to ask the host questions about the size of the rooms if you have concerns.

Not all boats have super-small living quarters, though. Houseboats, for example, will tend to offer more room to move around than sailboats since they're meant for day-to-day living. Yachts for larger groups can also offer more space. 

Be aware that not all boats have full kitchens or showers so be sure to read up on the amenities and what's onboard versus nearby.

How do I find an Airbnb that's a boat? 

Type in your initial search criteria on the site's landing page, including the number of guests, destination, and dates (or as much of that as you know).

Then, click "more filters," and scroll down to "unique stays." You'll find a box to check that says "boats," and that will bring up the only boats to your results pages.

What is the Airbnb Enhanced Clean program?

Airbnb, Stayz criticise NSW Government proposal to limit short term rentals

Big group Airbnb bookings – like birthdays and weddings – could be a thing of the past, the short term rental company has warned, as the NSW Government ponders placing further restrictions on the controversial sector.

The US firm has said an additional move to restrict the number of people holidaying per room could have “unintended practical implications,” such as preventing parents sleeping with a newborn.

Airbnb has also recommended scrapping limits on the number of days properties can be let out to visitors.

The company stated its guests spent $4bn last year in NSW and supported almost 10,000 jobs.

The state government is looking into how properties are regulated that are let out on sites like Airbnb and Stayz as the squeeze on the long term rental market continues.

In a discussion paper, the NSW Government stated that rents have increased by 38 per cent in the state since 2019 and the vacancy rate in Greater Sydney was 1.7 per cent in December 20203 down below the decade average of 2.3 per cent.

Meanwhile, in tourism hot spots homelessness is soaring with more rough sleepers now in and around Byron Bay than Sydney’s CBD.

“As housing affordability in NSW has decreased, people have become concerned that owners are making fewer properties available for long-term use, and that this may be contributing to a rise in costs,” states the discussion paper from the NSW Planning Department.

Big group getaways

The Government said the current regulations for short term rentals, introduced almost a decade ago, were “deliberately ‘light touch’”.

There have been suggestions that restrictions on properties that are currently advertised on Airbnb could encourage building owners to open them up to longer term renters instead.

The Government’s discussion paper specifically suggests “limits on the number of guests that can use a short-term rental property”.

But Airbnb pushed back on this in its submission noting that it was similar to a 2016 proposal, which was rejected, of no more than two people per room or 12 guests overall, whichever was fewer.

That could mean larger groups – such as wedding parties and holidaying friends – might struggle to find somewhere to stay.

“Our view is that overly prescriptive requirements of this nature are unnecessarily complex and may have unintended practical implications,” stated Airbnb .

“For example, the bedroom limit would have expressly prohibited parents sleeping in a bedroom along with a new born baby or child.

“The current rules instead apply the permissible limits that are allowed under the existing planning consent, which is a more practical approach.”

The NSW Government also raised the prospect of lowering the number of days a property can be rented out for short term use.

“Lower day caps on non-hosted short-term rental accommodation can encourage some property owners to lease their property in the long-term rental market … because day caps may make short-term rental accommodation less profitable,” it stated.

Sydney has a cap of 180 days per year in which a property can be let out on Airbnb, Stayz has similar while, from September, many properties near Byron Bay will only be able to be let out for 60 days per year.

But Airbnb countered that the “day caps” were “ineffective” and should be axed altogether with property owners allowed to let out homes and apartments for as many days as they wished.

The company said its “experience” had showed that caps had not seen a major shift of those properties over to longer term renters.

“Many properties listed on platforms like Airbnb will never move to the long-term rental market because they were never used in that way previously, or they are not suitable for that purpose.

“This is because hosts might be sharing their primary place of residence, or because the listing has always been a holiday home and is used by the host themselves.”

Airbnb, Stayz open to levy on bills

However, both Airbnb and Stayz were more open to a levy added to bills.

Victoria will introduce a 7.5 per cent levy to short term stays from 2025. It does not apply to hotels.

The state opposition has labelled the levy a “holiday and tourism tax”.

In its submission, Expedia, which owns booking platforms Stayz and Wotif, backed a levy set at a “sensible” rate, but maintained that it must be applied to all accommodation, including hotels.

Eacham Curry, senior director, government and corporate affairs at Stayz told news.com.au that “Stayz has always advocated for the short term rental accommodation sector to make a contribution that recognises the impact that it has on the provision of services by state and local governments”.

He added that “any levy should be applied to all short-term accommodation providers”.

“Short term rental accommodation is not the cause or the solution to the current pressures on housing,” he added.

Stayz also pushed back on day caps and limits on guest numbers.

“None of these approaches would address current concerns around housing and could risk the value short term rental accommodation brings to local communities and their economies,” said Mr Curry.

Last year, Airbnb’s community of Hosts welcomed over 3 million guests to New South Wales with Airbnb enabling the dispersal of tourism away from urban areas and giving a much-needed boost to regional economies by providing them with flexible and diverse accommodation options.

According to Oxford Economics , in the year to March 2023, guests on Airbnb spent a staggering $3.65 billion in New South Wales, supporting 27,900 jobs and contributing $4.36 billion to Gross State Product. Additionally 64 percent of the total economic impact in New South Wales was attributed to regions outside Sydney. 

Airbnb continues to support balanced and evidence-based regulation of short-term rentals, and suggests a number of recommendations to improve the current framework to better address the current housing pressures. 

Recommendations in the submission include: 

• Removal of the current day caps on short-term rentals that apply in select Local Government Areas across the state, as they reduce accommodation options and have had little to no impact on increasing the availability of long-term housing stock
• Explore the introduction of a sustainable tourism levy, at an appropriate rate of 3-5 percent, to support social and affordable housing projects
• Host ID verification
• Whether a short-term rental is a Host’s primary home  
• More transparency by regularly publishing registration data at the local government level, and
• A way to identify Hosts willing and able to share their home during emergencies or natural disasters
• A tiered approach to annual registration fees, taking into account the different usage of short-term rental properties, with increased fees used to further resource compliance and enforcement efforts
• Increased resourcing for local governments to help them enforce current regulations and consideration of whether New South Wales Government agencies should play a greater role in enforcing compliance with the existing framework
• Encouraging local governments to partner with Airbnb to deploy the compliance capabilities of the Airbnb City Portal to support enforcement efforts

Airbnb is the most popular platform for booking accommodation, however, it has been susceptible to scams, so here is how you avoid them. The first step is to stay on the Airbnb app and not fall for links online that claim to be highly-rated Airbnb hosts with great deals. You should avoid keeping personal information on the platform and reject any requests for your phone number from the host. It is also advised to research the host by checking their other listings and reading reviews to see if the feedback aligns with the description. You can also develop your own Airbnb profile, so legitimate hosts with good deals can verify you and will be more willing to accept your booking. Lastly, leave reviews beyond a number rating and the host will respond positively to that and give you a good review, which will be on your profile.

Airbnb Bans All Indoor Security Cameras

Widespread use of indoor security cameras has raised concerns about privacy in vacation rentals, hotels, public bathrooms, locker rooms and on cruise ships.

Airbnb said this week that it was banning the use of all indoor security cameras in its listings worldwide, an update to its current policy allowing the devices to be installed in common areas such as hallways and living rooms.

In a statement on Monday, the company said that most of the listings on its site do not have indoor security cameras, but that it was making privacy a priority.

Previously, security cameras were allowed in common areas so long as hosts disclosed them to guests before booking. They had to be visible, not hidden, and were not allowed in sleeping areas or bathrooms. Airbnb said the policy update, which takes effect April 30, prohibits security cameras anywhere inside the properties, even if they are visible.

It was not immediately clear why the company made the change, but the widespread use of indoor security cameras has raised concerns about privacy in vacation rentals, hotels, public bathrooms, locker rooms and on cruise ships .

Headlines and internet forums have long been rife with reports of unscrupulous vacation rental hosts accused of spying on guests with secret cameras hidden inside clocks, smoke detectors, outlets and other ordinary objects.

Juniper Downs, Airbnb’s head of community policy and partnerships, said in the statement that the changes had been made in consultation with guests, hosts and privacy experts.

“Our goal was to create new, clear rules that provide our community with greater clarity about what to expect on Airbnb,” she said. The company is one of the biggest players in the short-term rental market, with more than 7 million listings in over 100,000 cities worldwide.

Airbnb will continue to allow outdoor security cameras, noise decibel monitors and doorbell cameras, it said, because they are an effective way to monitor security and prevent guests from throwing unauthorized parties.

But hosts will be required to disclose the presence of such cameras and their general location before guests book, and the devices cannot be used to monitor areas where there is an expectation of privacy, such as an enclosed outdoor shower or sauna.

As the use of consumer surveillance devices grows, many travelers and others are using techniques to figure out whether they are being watched , such as searching for inexplicable lights or holes in objects that may house a camera lens.
