The topmast and mizzen are both carbon-fiber, which is an option for the mainmast as well. Billed as a trailerable pocket cruiser, the Montgomery 17 is a stout-looking sloop designed by Lyle Hess and built out of fiberglass in Ontario, California, by Montgomery Boats. With a keel and centerboard, the boat draws just under 2 feet with the board up and can be easily beached when you’re gunkholing. In the cuddy cabin you’ll find sitting headroom, a pair of bunks, a portable toilet, optional shore and DC power, and an impressive amount of storage space. The deck-stepped mast can be easily raised using a four-part tackle. The builder reports taking his own boat on trips across the Golfo de California and on visits to California’s coastal islands. Talk about time-tested, the 19-foot Flying Scot has been in production since 1957 and remains a popular design today. Sloop rigged, with a conventional spinnaker for downwind work, the boat is an easily sailed family boat as well as a competitive racer, with over 130 racing fleets across the U.S. Its roomy cockpit can seat six to eight, though the boat is often sailed by a pair or solo. Hull and deck are a fiberglass and balsa core sandwich. With the centerboard up, the boat draws only eight inches. Though intended to be a daysailer, owners have rigged boom tents and berths for overnight trips, and one adventurous Scot sailor cruised his along inland waterways from Philadelphia to New Orleans.

RS Venture

Known primarily for its line of racing dinghys, RS Sailing also builds the 16-foot, 4-inch Venture, which it describes as a cruising and training dinghy. The Venture features a large, self-draining cockpit that will accommodate a family or pack of kids. A furling jib and mainsail with slab reefing come standard with the boat; a gennaker and trapeze kit are options, as is an outboard motor mount and transom swim ladder. The deck and hull are laid up in a fiberglass and Coremat sandwich. The Venture’s designed to be both a good performer under sail, but also stable, making it a good boat for those learning the sport.

Topaz Taz

Topper makes a range of mono- and multihull rotomolded boats, but the model that caught one editor’s eye at Strictly Sail Chicago was the Topaz Taz. At 9 feet, 8 inches LOA and weighing in at 88 pounds, the Taz is not going to take the whole crowd out for the day. But, with the optional mainsail and jib package (main alone is for a single child), the Taz can carry two or three kids or an adult and one child, and would make a fun escape pod when tied behind the big boat and towed to some scenic harbor. The hull features Topper’s Trilam construction, a plastic and foam sandwich that creates a boat that’s stiff, light, and durable, and shouldn’t mind being dragged up on the beach when it’s time for a break.

WRTango, a fast, sturdy, 10-foot trimaran that’s easy to sail, is the newest portable craft from WindRider International. It joins a line that includes the WR16 and WR17 trimarans. The Tango features forward-facing seating, foot-pedal steering, and a low center of gravity that mimics the sensation of sitting in a kayak. It weighs 125 pounds (including the outriggers and carbon-fiber mast), is extremely stable, and has single-sheet sail control. The six-inch draft and kick-up rudder make it great for beaching, while the hull and outriggers are made of rotomolded polyethylene, so it can withstand running into docks and being dragged over rocks.

The even larger sister of the Oceanis 34’s, the Oceanis 37’s are even bigger and better! More sail area delivers more power and a longer length overall means more comfort. Auto pilot, electric anchor windlass and a large cockpit table are all shaded under the bimini. Below, the Oceanis 37’s have three private cabins for larger families, a full galley with counter space, a head, shower, inverter,  and a huge salon!

2021 Oceanis 38.1

The Oceanis 38.1’s chined hull offers particularly surprising cruising comfort. Good and taut to aft and low on the water, the rigidity under sail of this cruiser takes her further and faster, with exceptional stability. Three cabins below allow for large family overnights and above deck, her skipper will appreciate an electric mainsail winch, bow thruster, radar, and two B&G screens at the helm. The Oceanis 38.1 fights above her  weight class!

2020, 2019 Oceanis 41.1

An updated version of the Oceanis 41, the Oceanis 41.1 delivers a sleek and more roomy 40 footer. A lighter boat with more sail area, the 41.1 is fast yet very controllable. Large cockpit with twin wheels, three charter plotters, electric swim platform, and electric mainsail winch. Below are three spacious cabins along with a folding salon table for a capacity of 8. New larger windows bring in more light for an even bigger appearance down below.

2015 Oceanis 45

The Oceanis 45 shares similar lines with the 41 but with upgrades in space and power. A wide beam, hard chine, and deep keel along with electric winches make her a blast to sail. Fold down the electric transom while at anchor to extend the cockpit even more. Below is a large galley to port with the master cabin and private head forward and two guest cabins aft. A shared head and shower to the starboard side of the salon complete her interior.

2020 Oceanis 46.1

Designed off the plans of the Oceanis 51.1, the 46.1 delivers what Beneteau is known for. A fast and easy boat to sail with a large cockpit and living space. Known for its sweet sailing performance in nearly all conditions, the Catalina Capri 22′ has been winning over sailors since its introduction. The Capri 22 is more comfortable, safer at sea, and easier to maintain than other boats in its class. Its striking deck profile is flared across the stern and its wide cockpit curves are comfortable for crew both during and after sailing.

HOURLY:  $65/hour

DAILY: $260/day

Please note that reservations are only available for day sail rentals. All hourly rentals are done on a walk-in, first come, first served basis.

The J-24′ is one of the most popular one design racers in the world. Also a great daysailer, the J-24′ is maneuverable and responsive. With a spacious and workable deck and small cabin below, it is a top pick for sailing education. Additionally, it is equipped with an auxiliary electric motor for easy launching and docking. It is a very stable boat and able to handle challenging cruising conditions.

What kind of experience do I need to take out a small sailboat? Do I need to take a test? You must have experience sailing keelboats. This can include ASA certification, sea time, or a combination of both. Additionally, you must pass our written small boat sailing quiz in office your first time sailing with us, and if it’s been more than a year since you last visited.

How do I make a reservation? For day sails, you can make a reservation online. All hourly rentals are made on a first come, first serve, in person basis.

Do you rent motorboats? We do not. We only rent sailboats to qualified sailors. For inexperienced sailors, we offer small boat lessons and ASA certification courses.

Renting a sailboat depends on the size of the vessel and how long you’ll be renting the boat. For instance, an 80-feet long sailboat can be rented for up to $30,000 a week, while bigger sailboats up to 120-feet long could cost south of $60,000. Catamarans are even more expensive to rent.

Planning a yacht charter is exhilarating, but it can also be difficult, especially when estimating costs. A basic price for a yacht is the weekly charge for renting the boat. What extra fees, such as food/drink, municipal taxes, or gasoline are charterers obliged to pay in addition to basic costs.

The good news is that understanding the fundamentals of yacht charter pricing is simple. This can help you estimate the expense of your next once-in-a-lifetime vacation more precisely. A yacht charter’s price is determined by a variety of criteria, including the kind of boat, the charter destination, the base cost, and taxes.

The sort of boat you charter might also influence the price. Sportfishing and adventure boats are among the options, as are multi-hulled, motor-sail hybrids and classic yachts built up until the 1970s. Plus Expenses Charters vs. All-Inclusive

Skippers normally range from $180 per day. Items such as extra cleaning, pets on board, early boarding, water sports equipment such as paddle surf, snorkeling gear, and more.

When planning a charter, it's important to know what type of boat you want. There are many types of boats available, so it's important to choose the right one for your needs. We offer a variety of vessels, ranging from small sailboats to large cruise ships. Our staff members will help you find the perfect yacht for your event. When working with our staff member via telephone or email, they will line you up with the best possible luxury vessel for the best possible value.  Once you are in agreement, our team will send you a paypal request for a deposit.  The request will outline all of the different details of your trip or event.  Once the deposit is paid, the vessel is held for your important event duration.  Depending on your specific requirements, the remainder is usually due at the time of your charter unless there are special requirements which may require the remainder of the due amount several days before the charter.

Conveniently Rent a Boat Using Boatsetter

Flying into Miami International Airport on a winter morning, I looked out the window to the waters of Biscayne Bay shimmering and light-blue like the Caribbean, and it’s not a stretch to say that the water was calling me. I had just left a snowstorm in the Northeast that had delayed my outbound flight, and all I could think about was feeling the warm breeze on my face as I cruised through downtown Miami, taking in the sights and sounds of the city by boat. The only issue? My family’s boats were all sitting winterized in our boat garage, trapped inside by over a foot of snow blocking the access road. To get even one to this point would have involved a lot of plowing and shoveling and a three-day drive through inclement weather—not an ideal scenario for spending one day of subtropical boating. 

Fortunately, there’s another way to boat, one that works the same as the Airbnb app I used to book lodging for my warm-weather excursion. I had used the boat-sharing platform Boatsetter to book a Sea Ray 270 Sundeck for a day on the water, and in a short time I’d be sitting at the helm, taking in the beauty of South Florida.

Boatsetter is one of the peer-to-peer apps that allows boat owners to rent out their boat to other people when they’re not using it, and because most boaters get on the water only about 40 hours per year, it’s a way to keep your boat in the water—and even make money when you’re not using it. For users, it’s a way to go boating anywhere you want to try, without worrying about your own boat. I decided to give it a go to see how it could work for everyone.

Shared Experience

I arrived at the dock in Miami Beach, ready to get out on the Sea Ray 270 and experience my day in Biscayne Bay. While I was waiting under swaying palm trees for the day to start, the actual experience started weeks beforehand when I opened the Boatsetter app and put in the type of boat I was looking to use. I had my choice of center-consoles for fishing, cruisers, and others put forth by a variety of people, but I settled on this Sea Ray, offered on the app by a boat owner named Capt. M. The Sea Ray is the perfect choice for a day of cruising, exploring and even beaching the boat. With one touch on my screen, I started the entire process of having the boat ready to go when I arrived.

Boat-sharing apps such as Boatsetter and GetMyBoat are not new; both arose out of the sharing culture that came on the heels of peer-to-peer businesses such as Uber, Airbnb and VRBO.  Boatsetter opened for business in 2012 and now lists more than 50,000 boats in more than 700 locations as available to book for its users. The key to making this all possible is the insurance put in place through Geico that covers both the boat owner and the boat renter while the boat is on the water. “Insurance is a big part of our offering,” says Boatsetter CEO Michael Farb. “It’s something we’re really proud of.” 

Without the insurance coverage, no sane boat owner would offer up their pride and joy to the general public and take the risk that everything would go smoothly every time. And who would want to rent a boat from someone knowing that they might be on the hook should something unfortunate happen? This is why Boatsetter’s founder, Jaclyn Baumgarten, made working with insurance companies to create peer-to-peer coverage a priority before the first boat was ever booked through the Boatsetter app.

When I worked through booking my Sea Ray with Capt. M, I was led to a page where I had to sign a series of documents to ensure that the coverage was in place. Then I could book the boat and get out and enjoy my day.

Sharing Your Boat

Capt. M, who owns the Sea Ray 270 I’d be taking, is actually Mylene Garot, who uses Boatsetter to run a small fleet of rental boats in Miami with her husband, Frank. She originally posted two boats on Boatsetter to see what would happen.

“It did so well that I started buying more boats,” she says. 

The Garots now rent six boats in total through their rental business and get almost half their bookings in Miami through the Boatsetter app.

“What I love about them, as an owner, is that there’s no pressure,” Garot says. “If your boat is unavailable, Boatsetter works to find a replacement for the user. They also make it very easy to be compliant with the Coast Guard and the insurance companies.”

When I stepped on board from the dock, the Sea Ray was clean, well-maintained and full of fuel. The first thing the Garots did was go over all of the safety equipment and the procedures for calling for help if needed. They also gave a rundown of the local rules of the road and where some of the best places were to sightsee by water. Were I to need assistance, Boatsetter has an agreement with BoatUS for towing services on the water.

The Garots are unique in that they were able to use boat-sharing to create a bona fide rental business, but what about the typical boat owner?

“Our biggest growth is in boat owners wanting to rent their boat,” Farb says.

“Owning a boat is expensive, and this is a great way to make money from an asset that they don’t use as much as they’d like.”

As any boat owner knows, boat engines run better if they’re used more frequently, and long stretches sitting in a slip or on a trailer can lead to as many problems as overuse. Most people don’t think in those terms though, but rather in covering the expenses it takes to own and maintain a boat. Storage, docking, insurance, fuel, maintenance—it all adds up.

Just like ski-condo or vacation-home owners, people put their boats on Boatsetter with few expectations other than to defray some of those costs. Some people, such as the Garots, actually turn it into a profitable business. For a single-boat owner who rents their boat through the app on a regular basis, Boatsetter estimates that they could make up to around $20,000 per year. 

But I didn’t care about that. I just wanted to get on the water and go boating.

Taking the Ride

I’ve been boating pretty much my entire life, and feel comfortable at the helm of almost any boat in all kinds of conditions, but in booking this trip, I decided to try an option that Boatsetter now offers its users—the chance to go with a professional captain . It’s an option available for app users and boat owners alike, as a way to add another level of safety during the day’s experience.

“We now have a huge network of USCG-approved captains,” Farb says. “It’s not for everybody, but it’s great for new boaters and for people not as experienced or to boat on unfamiliar waters.”

Capt. M works with six licensed captains, and for my trip, I chose Thibault Cazals, a captain with several years’ experience in running local boat tours, at a rate of $40 per hour. I had originally planned to take the boat out through Government Cut and cruise along the local beaches, but a steady offshore wind and a small-craft advisory necessitated that we have a Plan B. For this reason alone, Capt. Cazals proved indispensable.

He asked what type of experience I’d like to have, and I mentioned seeing the city of Miami’s skyline by boat, gawking at all of the ridiculously large houses on the water, finding a place to beach the boat and go for a dip, and stopping at a local dockside restaurant. Within minutes, he had a plan in place to meet my requests in the time we had aboard the Sea Ray 270 Sundeck.

“There’s DJ Khaled’s house,” he noted as we idled through the local waterways on our way out to Biscayne Bay. It’s something I never would have noticed on my own. Khaled is known for hanging out on his docks or running his Sea-Doos all over Miami, but, alas, on this day, he was nowhere to be seen.

We motored past several other eye-popping houses of both public and private figures and made our way into Biscayne Bay. With the wind picking up steam, Cazals knew the perfect route to take along the Miami Beach shoreline so that we were always in the calm waters of the lee. We cruised past Lido Bayside, the waterside restaurant we’d planned to stop by on our way home, and through the Venetian Islands, then made our way to Flagler Memorial Island. It’s a public park with walking trails that lead to the Flagler Memorial Monument—a 110-foot-tall obelisk in the island’s center dedicated to Henry Flagler, the man responsible for developing Miami and much of South Florida. Cazals idled us to the western side of the island that featured white-sand beaches and shallow, protected water for a dip. We beached the boat and did some exploring, noting the gigantic cruise ship docked behind us in Government Cut. After a short stint there, we idled around the area, taking in the sights on Star, Memorial and Hibiscus islands. From there, it’s a short run to Fisher Island, Virginia Key and Key Biscayne, and beyond that, the famous Stiltsville: a collection of houses built on stilts in the middle of Biscayne Bay. We had hours of exploration in front of us, only to be curbed by my desire to swing by Lido Bayside. While I truly enjoyed my day on the water in the Sea Ray 270 Sundeck, the experience made me think of another benefit. If you’re looking to buy a boat, you can book through a sharing app and try out several different types of boats before deciding which is the best fit for you. I had the option to book everything from a center-console to a walkaround, a performance boat to a pontoon , or even a watersports boat to give wakesurfing a go. 

For boaters, using a sharing app such as Boatsetter is a way to explore waters beyond where you keep your boat. It’s also a way to “try before you buy” if you’re looking to upgrade or get started in the sport. For boat owners, it’s a way to keep your boat in use and offset some of the costs inherent in boating. When it works the way it did on my trip to Biscayne Bay, everybody wins.

Summer's coming and the time is right for Okoboji. Here are 7 things to do at the lake

With summer just weeks away, it's time to think about relaxing days on Iowa's Great Lakes.

Okoboji, in northwest Iowa, is a favorite summer gathering spot for Iowans. Here are seven ways to enjoy a week or weekend in and around the clear, cool water.

Visit Arnolds Park

Nothing is more classic than Arnolds Park and its boardwalk. An old-school amusement park on the lakeshore, it has entertained and enchanted generations of Iowans since it opened on West Okoboji Lake in 1889.

The park features a boardwalk on the lake with ice cream shops, restaurants and places to buy Okoboji-branded souvenirs. But the centerpiece is The Legend roller coaster. Built in 1930, the genuine wood-framed coaster features a figure-eight layout that covers 2,000 feet of track in one minute. A six-year restoration was completed in 2023, with a new paint job, new concrete and a refurbishment of the first section of the track.

The Legend may be old, but it's mightier than ever. It still has the bumps typical of wooden coasters, but they're gentler than before and the ride is more enjoyable.

Catch a concert

Next to Arnolds Park is Preservation Plaza. Unveiled last year, the plaza features a stage with a unique, wavy roof. A concert deck on the plaza has an outdoor bar and the upstairs portion of the deck is available for rental by sponsors and donors during summer concerts.

For music lovers, the Iowa Rock 'n' Roll Hall of Fame is just steps away.

The 2024 concert lineup at Preservation Plaza includes:

Hang out at Miller's Bay

A short cruise or paddle from Gull Point State Park, Miller's Bay in West Okoboji Lake is a popular hangout for boaters. On hot days and on busy weekends thousands of people will cram into the small bay. It can feel claustrophobic sometimes, but it's a fun place to drop anchor, have a cold one and relax in the sun.

Stop at The Barefoot bar

Among the most popular stops on the lake for boaters is The Barfoot Bar on East Okoboji Lake, with its tropical-themed drinks and slushies. Its restaurant has pizza, burgers, tacos and other things that are easy to eat on a boat or on the go.

Most of all, Barefoot is known for its Full Moon Parties starting at 7 p.m. on nights with full moons in the summer.

This year's Full Moon Parties will be held May 23, June 21, July 21 and Aug. 19.

Ride a bike

Iowa is the home of the Register's Annual Great Bicycle Ride Across Iowa and a fast-growing network of trails, so it should be no surprise that Okoboji is bike friendly. The 14-mile Iowa Great Lakes Trail winds its way through Milford, Okoboji and Spirit Lake, with spurs leading to other lakeside attractions.

The system loops around Big Spirit Lake, where it links across the border to the Loon Lake Trail in Minnesota's Loon Lake Park, adding even mileage for those seeking a longer, scenic ride.

Watch fireworks

There's nothing quite like watching fireworks over West Okoboji Lake. From the end of May through the end of August there are firework displays on most Friday nights and a handful of other nights throughout the summer. Fireworks shows typically begin after Preservation Plaza concerts around 10:15 p.m.

In 2024 fireworks displays will be held:

  • June 1, 8, 15, 22 and 29.
  • July 4, 6, 13,20 and 27.
  • Aug. 3, 10, 17, 24 and 31.

Have a Charlie Boy

All northwest Iowans know the Charlie Boy, a Sioux City specialty. It's also the signature dish at the Okoboji affiliate of a Sioux City landmark, the Miles Inn, the perfect place to hang out when you're taking a break from the lake.

Charlie Boys are like Maid Rites, but better. Wrapped in wax paper, they're loose meat sandwiches with cheese, onions, mustard and ketchup. The meat has extra pepper in it to give it a kick.

Charlie Boys always hit the spot. The trick is not eating more than three at a time.

100-Boat Convoy of Filipino Fishers, Activists Sets Sail to Disputed Shoal in South China Sea

MANILA, Philippines — A flotilla of about 100 mostly small fishing boats led by Filipino activists sailed Wednesday to a disputed shoal in the South China Sea, where Beijing’s coast guard and suspected militia ships have used powerful water cannons to ward off what they regard as intruders.

The Philippine coast guard and navy deployed one patrol ship each to keep watch from a distance on the activists and fishermen, who set off on wooden boats with bamboo outriggers to assert Manila’s sovereignty over the Scarborough Shoal. Dozens of journalists joined the three-day voyage.

Activists and volunteers, including a Roman Catholic priest, belonging to a nongovernment coalition called Atin Ito—Tagalog for This is Ours—planned to float small territorial buoys and distribute food packs and fuel to Filipino fishermen near the shoal, organizers said, adding they were prepared for contingencies.

“Our mission is peaceful based on international law and aimed at asserting our sovereign rights,” said Rafaela David, a lead organizer. “We will sail with determination, not provocation, to civilianize the region and safeguard our territorial integrity.”

In December, David’s group with boatloads of fishermen also tried to sail to another disputed shoal but cut short the trip after being tailed by a Chinese ship.

China effectively seized the Scarborough Shoal, a triangle-shaped atoll with a vast fishing lagoon ringed by mostly submerged coral outcrops, by surrounding it with its coast guard ships after a tense 2012 standoff with Philippine government ships.

Angered by China’s action, the Philippine government brought the disputes to international arbitration in 2013 and largely won with a tribunal in The Hague ruling three years later that China’s expansive claims based on historical grounds in the busy seaway were invalid under the 1982 U.N. Convention on the Law of the Sea.

The ruling declared the Scarborough Shoal a traditional fishing area for Chinese, Filipino and Vietnamese fishermen. In the past, fishermen have anchored in the shoal to avoid huge waves in the high seas in stormy weather.

China refused to participate in the arbitration, rejected the outcome and continues to defy it.

Two weeks ago, Chinese coast guard and suspected militia ships used water cannons on Philippine coast guard and fisheries boats patrolling the Scarborough Shoal, damaging both craft.

The Philippines condemned the Chinese coast guard’s action on the shoal, which lies in the Southeast Asian nation’s internationally recognized exclusive economic zone. The Chinese coast guard said it took a “necessary measure” after the Philippine ships “violated China’s sovereignty."

The Chinese coast guard has also reinstalled a floating barrier across the entrance to the shoal’s vast fishing lagoon, the Philippine coast guard said. The Philippine coast guard removed a similar barrier in the past to allow Filipinos to fish there.

In addition to the Philippines and China, Vietnam, Malaysia, Brunei and Taiwan have also been involved in the territorial disputes.

Chinese coast guard ships had also ventured into waters close to Vietnam, Malaysia and Indonesia in the past, sparking tensions and protests, but the Southeast Asian nations with considerable economic ties with China have not been as aggressively critical against Beijing's increasingly assertive actions.

The Philippines has released videos of its territorial faceoffs with China and invited journalists to witness the hostilities in the high seas in a strategy to gain international support, sparking a word war with Beijing.

The increasing frequency of the skirmishes between the Philippines and China has led to minor collisions , injured Filipino navy personnel and damaged supply boats in recent months. It has sparked fears the territorial disputes could degenerate into an armed conflict between China and the United States, a longtime treaty ally of the Philippines.

Small businesses across U.S. struggling to pay rent on time amid economic pinch

PENSACOLA, Fla. -- New numbers reveal just how many small businesses are struggling under economic pressure.

The networking platform Alignable surveyed more than 4,100 small businesses across the country. In April, 43% of them could not pay their rent in full or on time.

At Rusted Arrow Mercantile in Downtown Pensacola, they're keeping up with expenses and holding on to nine employees. But they're definitely feeling the dip in the business cycle.

Owner Samantha Breedlove said, "Post-Covid, I don't know, between the economy and everything kind of settling back down, it was booming right after Covid and has tapered off a little bit after that."

Also post-Covid, wholesale costs are up dramatically. Just last month, the Producer Price Index was up another half percent, hotter than analysts expected.

Breedlove added, "The price of everything's gone up, so when we're looking to buy, we're constantly battling that the prices have gone up from what we're bringing in. And shipping is a lot higher than it's ever been."

Kelly Massey is the regional director of the Florida Small Business Development Center. He explained the many challenges small businesses are facing right now.

Massey said, "We're dealing with inflation, we're dealing with high interest rates, we're dealing with banks not wanting to loan money when they know they're probably not going to get their loan money back."

He says small businesses are particularly vulnerable in economic downturns, adding "Unfortunately a lot of small business owners don't, may not either be able to or can't save money for business interruptions or things like the economy."

To bridge the gap, the SBDC can help businesses navigate applying for guaranteed loans through the US Small Business Administration, which can also have interest rate caps.

For the team at Rusted Arrow Mercantile, it's a matter of super serving their customers, whether it's a phone call when a hard to find product finally makes it through the supply chain, or a sincere thank-you for shopping small and local.

Breedlove continued, "And I feel like that attracts people; to be a place for them to find inspiration and some joy in something that might be a little bit more of a challenging time."

The Alignable survey also showed that 68% of small businesses have less monthly earnings than they did pre-Covid, and 54% said their rents are higher now than they were six months ago. You can see the complete survey results here.

You Could Be the Toast of This Small California Town for $6.6M

It’s time to think big!

If you have ever dreamed of owning your own town, here’s a unique opportunity!

Almost the entire town of Campo, CA, has just hit the market for $6.6 million. The listing in San Diego County includes 28 buildings that offer a mixture of residential and commercial opportunities.

The 16-acre property offers a total of 95,000 square feet of interior space, which comes to $69 per square foot. Many of the residential units are said to have been updated, and modern amenities include new roofs and vinyl plank flooring.

Campo is an hour east of San Diego , and the property offers “the potential for high cash flow and significant upside through strategic development and honed operations,” the listing says.

“It is essentially the entire downtown portion of Campo that is available,” says Nicolas Hernandez of Top Gun CRE, whose agency created a marketing video of the property. Hernandez is co-listing the property with Joseph Barela .

“The only portion that is not owned by the seller is the fire station,” adds Hernandez. “It encompasses three separate parcels that include a post office, church, lumber supply shop, and cabinet shop. The rest of the property is mostly residential units that were former Army barracks.”

The majority of the property said to be owned by Las Vegas investor John Ray has been on the market since 2019, when it was listed for $5.5 million, according to the Orange County Register . About 100 people live in the town, considered to be an example of California’s “Old West.”

Campo was the home of the Buffalo Soldiers, an African American cavalry unit that secured the area on horseback during World War II. Camp Lockett, a former U.S. Army base, is also said to have housed Italian prisoners of war.

“After World War II, the Army barracks were converted into apartments,” Hernandez notes. “The seller tried to get it sold in 2019, but they weren’t able to agree on a price. The seller is now making another marketing push and is more motivated.”

According to San Diego Real Estate Hunter , Campo’s history dates to the late 1800s when it served as a stop on the Arizona Railway. Eventually, it grew into an agricultural community and its history can still be seen today.

“Investors can choose to build to maximize the density of the existing land without altering the town’s current structures, or alternatively, consider a complete redevelopment to modernize and elevate Campo’s profile,” the listing states.

“It’s an opportunity for traditional real estate investors to go in and do some renovations,” Hernandez says. “There are a couple of vacant buildings that need upgrades. I think the highest and best use of the property would be for the next buyer to be an experienced investor who isn’t afraid to spend some money to update and reshape the community.”

The listing has attracted some interest, Hernandez says. “We had a prospective buyer interested in building a mini resort. Another person wanted to use it as a bed-and-breakfast. We also had a large media group in L.A. interested in pitching a TV series around the new buyer.”

Cottage Q&A: Should I include my boat in my rental?

I’m currently building a small cottage, which I intend to use as a short-term rental. How do you recommend treating any boats or watercraft associated with the rental? I have kayaks and a pedal boat that I will include, but I also have a pontoon boat that I would either consider renting separately or as an inclusion with the cottage at a slightly higher price. Good call on including the kayaks and the pedal boat . Non-motorized craft are a big selling feature when it comes to cottage rentals, says J.T. Lowes with All-Season Cottage Rentals in Haliburton, Ont. “Especially when guests have a short list and are weighing the pros and cons of each. The cottages that offer non-motorized craft almost always get the booking.” 

Win! But when it comes to the pontoon boat, our advice—and Lowes’s—is to think carefully about whether you want to offer it to your renters at all. 

“Without exception, we advise our cottage owners not to include any motorized watercraft,” he says. “Providing motorized watercraft really exposes you to liability. It’s not a question of if someone will damage the boat, it’s rather when it will get damaged.” 

Well, that’s grim. But a large motorized boat is riskier, certainly in the eyes of an insurance company . So your first step is to check with your provider: for short-term rentals, many general cottage policies will cover “incidental” watercraft—canoes, kayaks, even small motorized craft—but exclude anything above a certain size or with an engine above a certain horsepower. This means you could need additional insurance to cover the use of the pontoon boat by your renters. And that could get expensive. 

You’d also need to confirm that the person driving the boat has a boating license and give them all the details about fueling procedures and lake topography. For example, are there any hidden rocks or areas they should avoid? “And obviously, you’ll want to take a sizeable damage deposit,” says Lowes. “For all the extra work, extra costs, and increased exposure to liability, it’s simply not worth it.”
