I manage a private yacht marina in Singapore. Here are 3 ways I build trust with wealthy clients.

This as-told-to essay is based on a conversation with Jonathan Sit, a regional general manager for ONE15 Marina. It has been edited for length and clarity.
I grew up in Hong Kong, where I interned at hotels like the Four Seasons and at a three Michelin Star restaurant called Caprice. Since then, my entire career has been based around relatively high-net-worth individuals, and I get to see the ins and outs of that market.
After graduating from Cornell's hospitality program, I moved to Singapore. I joined ONE15 Marina at Sentosa Cove Singapore in 2014 as a management associate for two years before becoming regional general manager.
My role now involves managing the marina, an events management company, a charter company, and a few external projects. My day is always packed, but that's what makes it exciting.
Some of the boats docked in our marinas are worth $20 million to $30 million each, and it would take a multiplier to your net worth to own a boat like that, so our clients can be very wealthy individuals .
It's a strangely humbling experience because people walk around wearing T-shirts and shorts when I just read about them on CNBC, and here they are, having coffee with me.
1. Avoid emails whenever you can
When I first started, there were times when difficult conversations came up, such as an email from a disgruntled member about certain things that we could agree to disagree on.
In the past, I would have replied by addressing everything point by point, but I've learned quickly that it's ineffective. You're starting an argument, and members don't want to argue. They want things to be resolved.
Although I may shy away from it, it's better just to pick up the phone and give them a call and say: "Hey, can I have a chat with you? Best if we can meet in person," because a lot of times in emails, the tone of what you've written is subject to interpretation.
Memorably, I've had hostile clients who threatened to sue us, but after talking things through with them, they became very friendly and loyal customers because they knew that we were taking them seriously.

It's very old school, but having that face-to-face negotiation and finding common ground to land where everyone's happy can change the dynamics of the conversation very quickly.
2. Your word is worth your weight in gold
Sentosa Cove is very residential, with around 2,000 to 3,000 households, many of whom are our members, and some even live on their yachts.
They're not shy about sharing feedback, and sometimes, they ask me to go out to lunch so they can tell me a bit more about their current work or their businesses.
For example, a member recently asked us to set up tennis groups because he didn't know anyone. Afterward, he was so thankful that he invited us to dinner. We discussed renovating our restaurants and the costs of building pickleball courts.
Talking about pricing is a great way to interact with clients and understand their perspectives on where their money is going. What I think in isolation might differ from their needs.
Our members just want fair value for what they pay for. They might be able to afford services that cost $100,000, but they are ultimately looking for good value.
But I also have to be careful when making promises because I'll have to ensure they are fulfilled. Your words are worth your weight in gold. Once you lose their trust, it's hard to regain it.
3. Don't put wealthy people on a pedestal
It sounds cliché, but the marina industry is a people business, and members want to be treated like humans.
If there's an issue, don't just pull out the contract and throw the bylaws at them. Sometimes, it's better to talk to people like humans and treat them respectfully.
Some days might feel frustrating when someone is stubborn or unreasonable, but I don't take it to heart. On other days, it's fulfilling when clients recognize my or my team's work.
For example, when we run sustainability efforts, like cleaning beaches or our coral nursery, people come up to us and say, "Wow, you're so far ahead of the competition." It's those moments of recognition that make it all worthwhile.
Learning a bit about yachting also helps me relate to the members better. I try to keep up with current affairs as much as possible. Many members are businesspeople, and discussing the latest events, such as the upcoming US elections , is a quick way to connect with them.
Engaging with them on a human level and not putting them on a pedestal builds respect. Sometimes, if you can banter with them, they appreciate it and treat you like a friend.
Many times, they've come to me and said that they want to help out, be it with funding or manpower, which was not something that we were expecting.
Our members are very humble and honest in my experience, and we've been lucky to work with them. They're not asking for special treatment. They just want good, honest service.

The Monaco Yacht Show always promises a stellar lineup— last year had an unusually large number of wild launches—and this time around will be no exception. More than 120 superyachts, including 20-plus that measure 200 feet and above, will be on the docks at Port Hercule, with beautiful Monte Carlo in the hills above.
Among the fleet of anticipated launches is the 400-foot Kismet . Built by Lürssen and launched earlier this year, this stunner will be shown before the winter charter season, at a weekly rate of $3.25 million. The vessel is sure to stand out, thanks to the large silver jaguar sculpture fitted under its bowsprit.
Besides bling, showgoers will notice the concerted push toward sustainability this year. Rossinavi has introduced the Seawolf X , its first hybrid-electric catamaran, and Nautor Swan’s sailing maxi yacht, DreamCatcher , is also its first hybrid. Sanlorenzo is launching Almax , its first 50-meter (165-foot) vessel with hydrogen fuel cells. It was developed with Siemens Energy.
Siemens is also sponsoring the show’s Sustainability Hub, which has become a breeding ground for eco-friendly concepts and new ideas to promote a greener superyacht sector. This year’s conference will cover alternative propulsion, outlining how it will be adopted over the next five years. The show’s Yacht Design & Innovation Hub takes a less technical approach to sustainability. It’s the place where leading designers and mainstream innovators converge, presenting vessels that will shape the future of superyacht design.
Here are 11 must-see boats at this year’s show.
Lürssen ‘Kismet’
The 400-foot Kismet is the most anticipated boat on display at Monaco this year. True to form, Shahid Khan’s third Lürssen, which charters for $3.25 million per week, will be an exceptional landmark in a marina of superyachts. Alongside its Nemo lounge for viewing marine life, a Balinese-inspired spa with the first chromotherapy bathtub on a yacht, and upper-deck dining options for 24 people, the vessel has a duplex owner’s apartment with two separate marbled bathrooms, a fireplace, and gilded wall coverings. When guests have had their fill of the DJ station and Bogányi piano, the ’80s retro matrix dance floor should keep the party going.
Royal Huisman ‘Special One’
Set to make a splash is Royal Huisman’s 171-foot Special One , the largest sportfisherman in the world. Commissioned by an experienced yachtsman and passionate fisherman, the monster sportfish is kitted out with a fighting chair, 22 fishing rods, insulated cooler boxes, and a dedicated bait-and-tackle room. The teak foredeck can transition into a sheltered private lounge area and also converts to an outdoor cinema. Designed by Vripack, the vessel offers up proportions and seakeeping capabilities that are matched by its impressive 30-knot top speed.
Rossinavi ‘Seawolf X’
Looming large above the water, the 140-foot Seawolf X is Rossinavi’s most ambitious build to date. The hybrid-electric catamaran is the Italian shipyard’s first multihull, which can stay in electric mode during transatlantic trips for 80 percent of the time. Even more impressive is the onboard artificial intelligence system—Rossinavi AI—which analyses the operation of the vessel, predicts the needs of guests and optimizes crew service and logistics. The interior is designed by New York-based Meyer Davis, with an exterior penned by Fulvio De Simoni Yacht Design. Its wow features include a cockpit centered around a pool, a second hidden pool on the bow area, and an outdoor cinema.
Bilgin ‘Eternal Spark’
Eternal Spark is the first hull in Bilgin’s 163 series. In addition to six outdoor and three indoor lounge areas, the yacht can host over 100 people while at anchor from its five dedicated bar areas. Hot Lab’s use of wood inlays and embossed natural leather create a refined interior aesthetic, while the combination of a huge beach club, sauna, pool, and two cinemas—outdoor and indoor—should keep guests happy. Built with over 200 different materials, it shows how advanced the Turkish yard has become with its last few launches.
Sanlorenzo ‘Almax’
Sanlorenzo’s first fuel-cell-powered 50Steel model joins a growing list of yacht launches exploring alternative power sources. The fuel-cell technology converts biomethanol (green methanol) into enough electricity to cover the hotel load so the yacht can anchor all night without generators. Almax also has Sanlorenzo’s newly patented Hidden Engine Room (HER), located on the lower deck. This novel configuration creates enough interior volume to include a 1,615-square-foot beach club with a pool and unfolding sea terraces, while keeping the yacht below 500GT. The shipyard has confirmed the sale of four units to date.
Custom Line50
Making its global debut a Monaco, the four-decked Custom Line50 is the Italian shipyard’s new flagship model. The dedicated owner’s apartment on the upper deck includes full-height windows, a full-beam suite, and a large private terrace. The sun deck’s lounge seating, cocktail bar, uninterrupted views, and glass-edged infinity pool amplify the sense of being on a floating island. It’s an effective design that is replicated on the main aft deck. This area offers stepped access to the sea, a scenario that is reinforced by an aquamarine-and-cream interior color scheme.
Damen ‘Five Oceans’
The newest model from Damen’s Yacht Support 53 range, Five Oceans was built for Tommy Allen, an entrepreneur committed to ocean exploration and marine conservation. The vessel will be easy to spot in Monaco’s Port Hercules, thanks to its powder-blue, orange, and white hull. The custom build is Allen’s second yacht-support vessel from Damen. It has a sprawling aft deck to carry toys and tenders as well as a 15-ton deck crane for the launch and recovery of the electric boats and Triton 3300 Pro submersible. Five Oceans also carries an Icon A5 amphibious aircraft.
Tankoa ‘Diamond Binta’
Conceived as a world explorer, Tankoa’s 190-foot Diamond Binta blends a hybrid propulsion package with high-gloss finishes over a wooden interior. Penned by Francesco Paszkowski, Tankoa’s long-time design collaborator, the full custom build has an owner’s suite with a fold-out balcony, a forward helideck for shore-based excursions, a large beach club with a spa, and massage room as well as a sundeck with a gym and pool. A corridor on the lower deck connects the yacht’s five guest cabins to the beach area, passing through a viewable engine room.
Nautor Swan ‘DreamCatcher’
As Nautor Swan’s first hybrid yacht, the 88-foot DreamCatcher is described by the shipyard as a “no-compromise cruiser with a racer’s soul.” Designed for guest comfort with a maximum heeling angle of 20 degrees, its exterior is penned by veteran Swan designer Germán Frers, while the light-wood interior with gray accents is done by Misa Poggi. The aft cockpit has a new coachroof design with an integrated sprayhood, bimini, and modular benches that can be used for both lounging and dining. The stern area incorporates a large beach club area and tender garage. On the foredeck is the “sunset lounge.”
Oceanco ‘H3’
Built in 2000 as 312-foot Al Mirqab for a member of the Qatari royal family, the renovated H3 emerged from Oceanco’s facilities in 2023 looking brand new, with an extra 476 gross tons of internal volume. The vessel’s 33-foot extension—to accommodate the owner’s request for an infinity pool with a convertible dance floor and waterfall—and a fully replaced superstructure were enough for Lloyd’s Register to classify the yacht as a new build. A spa on the lower deck has a hammam, a sensory shower, a hair salon, and treatment rooms. The beach club with its rippled mirror ceiling offers stepped access to the sea.
Conrad ‘Extra Time’
Extra Time , the second hull in Conrad’s C144 series, has an exterior by Reymond Langton Design and naval architecture by Diana Yacht Design. The interior is by M2 Atelier. Much like its sistership Ace , Extra Time has a beach club, four guest lounge areas, a cinema, two bars and an infinity pool. Standout personal touches include an attention-grabbing King Kong sculpture in the main salon and the main-deck owner’s suite that’s accessed via a private study with an electric piano.

A last minute change of rules on Covid left us looking for somewhere to take Savvy XP55 that after two years of servicing overdue was in need of some specialist love and care. For the last few seasons we have been trying to find somewhere with reliable professionals and sensible price lists with a long list of bad experiences across the Mediterranean… then we arrived by chance at X-Yachts Sailing Centre. From the moment we arrived at very short notice to a very warm welcome from George Jason Stella Bill and the team things started to happen, within days a full list of works was agreed engineers had been on board that understood the boat, its peculiarities and were already fixing issues others had attempted and failed to fix elsewhere for over a year. They run a yacht care program which to begin with we were hesitant about having been promised the earth elsewhere and getting very little. Having now experienced it I would thoroughly recommend this. They take care of everything, have the best of the technicians to hand and access to a vast parts network all at near to at cost levels with a simple understandable, and what we feel a very reasonable fee for their management of everything. The concierge like service that the team has given us has made life so easy through a difficult time with global restrictions. Nothing is too much trouble, they care for the boats like they own them, they are sensitive and sensible and never spend our money without discussion. They have also done a great deal more than we had ever expected putting Savvy back to better than delivery condition after some clever modifications. Olympic Marine is also situated perfectly for international travel and has immediate access to a sailing mecca of the Aegean Islands, with the Ionian and Turkey a stone's throw away. In short… these are good and decent welcoming people who do things the right way always. It is just about the only place outside Haderslev that we know we don’t have to worry when leaving Savvy… Our only worry is that having found them we will find it difficult to leave when we stretch our legs further afield! Captain of sunken yacht breaks silence with chilling five words about tragedy
The vessel capsized from a storm on monday morning.

The captain of the superyacht that sank off the coast of Sicily has spoken out on the incident as searches for missing passengers continue.
On Monday morning (August 19) at around 5 am local time, Italian superyacht the Bayesian sank during a sudden and 'violent' storm that saw a tornado rip through the ship.
The 183ft superyacht was resting off the coast of Sicily with 22 people on board, including 12 passengers and 10 crew members.
A statement from the Italian coastguard said: “This morning at about 5am, following a violent storm, a 56-meter yacht called Bayesian flying the British flag sank near Porticello.”
One person was confirmed to have died during the capsize, while 15 have been rescued.
The remaining six people on board are still missing.
Of the people rescued is the yacht's captain James Catfield, who has since spoken out on the situation.
According to The Mirror, Catfield simply said : "We didn't see it coming," appearing to reference the storm that sank the vessel.
Catfield is reportedly receiving medical care in a hospital located in the Sicilian town of Termini Imerese along with four other passengers.
The superyacht was owned by British tech tycoon Mike Lynch .
He was on board along with his 18-year-old daughter Hannah, his wife Angela Bacares, and his lawyer Christopher Morvilla - who'd previously shared a chilling final post to LinkedIn before the incident.
Lynch's wife was one of the passengers rescued, however, her husband remains missing.
She told Italian newspaper La Repubblica that she'd felt a 'slight tilt' before the superyacht capsized.
One of Lynch's partners at his firm Invoke Capital, Charlotte Golunski, was also onboard and survived the shipwreck.
She was rescued along with her one-year-old daughter Sofia and her partner James Emsley.
Also speaking to La Repubblica, Golunski recalled the experience of the wreck, telling the outlet: "I held [Sofia] afloat with all my strength, my arms stretched upwards to keep her from drowning.
"It was all dark. In the water I couldn't keep my eyes open. I screamed for help but all I could hear around me was the screams of others."
Other passengers on board included Morgan Stanley International chairman Jonathan Bloomer and his wife Anne.
The rescue mission reportedly resumed again this morning at about 6:30 am local time as per The Mirror.
As the operation to locate the six missing people ensues, updates will be posted accordingly.

The new allegations about the note were included in a detention memo filed ahead of a hearing Monday at which federal prosecutors argued that Ryan Wesley Routh should remain locked up as a flight risk and a threat to public safety. U.S. Magistrate Ryon McCabe agreed, saying the “weight of the evidence against the defendant is strong” and ordered him to stay behind bars.

The latest details were meant to bolster the Justice Department’s contention that the 58-year-old suspect had engaged in a premeditated plan to kill Trump, a plot officials say was thwarted by a Secret Service agent who spotted a rifle poking out of shrubbery on the West Palm Beach golf course where Trump was playing and then opened fire in Routh’s direction.
The note describing Routh’s plans was placed in a box that he dropped off months earlier at the home of an unidentified person who did not open it until after last Sunday’s arrest, prosecutors said.
The box also contained ammunition, a metal pipe, building materials, tools, phones and various letters. The person who received the box and contacted law enforcement was not identified in the Justice Department’s detention memo and was described only as a “civilian witness.”
One note Routh left, addressed “Dear World,” appears to have been premised on the idea that the assassination attempt would be unsuccessful.
“This was an assassination attempt on Donald Trump but I failed you. I tried my best and gave it all the gumption I could muster. It is up to you now to finish the job; and I will offer $150,000 to whomever can complete the job,” the note said, according to prosecutors.
The letter offers “substantial evidence of his intent,” Assistant U.S. Attorney Mark Dispoto said in court Monday.
“That’s the message he wanted to send to the world in advance of this incident” he said.
In a statement, Trump accused the Justice Department of “mishandling and downplaying” the apparent assassination attempt by bringing charges that were a “slap on the wrist.”
Routh is currently charged with illegally possessing his gun in spite of multiple felony convictions, including two charges of possessing stolen goods in 2002 in North Carolina, and with possessing a firearm with an obliterated serial number. But Dispoto said in court Monday that prosecutors would pursue additional charges before a grand jury accusing him of having tried to “assassinate a major political candidate” — charges that would warrant life in prison in the event of a conviction.
It is common for prosecutors to file more easily provable charges as an immediate placeholder before adding more significant allegations as the case proceeds.
Trump also claimed that the Justice Department has a conflict of interest in prosecuting this case since, under the supervision of a special counsel, it is simultaneously pursuing cases charging him with plotting to overturn the 2020 election and with hoarding classified documents at his Mar-a-Lago estate. He signaled support for a separate state-level criminal investigation announced last week by Florida Gov. Ron DeSantis.
Kristy Militello, an assistant federal public defender representing Routh, asked during Monday’s hearing for Routh to be permitted to live with his sister in Greensboro, N.C., as the case moves forward. She argued that prosecutors had failed to show that he was a threat to the community and noted his track record of habitually showing up for court appearance throughout decades of legal troubles.
Besides the note, prosecutors also cited cellphone records indicating that Routh traveled to West Palm Beach from Greensboro in mid-August, and that he was near Trump’s golf club and the former president’s Mar-a-Lago residence “on multiple days and times” between August 18 and the day of the apparent attempted assassination.
He was arrested on September 15 after a Secret Service agent who was scoping the Trump International Golf Club for potential security threats saw a partially obscured man’s face, and the barrel of a semiautomatic rifle, aimed directly at him.
The agent fired at Routh, who sped away before being stopped by officials in a neighboring county, leaving behind a loaded rifle, digital camera, a backpack and a reusable shopping bag that was hanging from a chain link fence.
The FBI has previously said Routh had camped outside the golf course for 12 hours before his arrest. The Secret Service has said Routh did not fire any shots and never had Trump in his line of sight.
The Justice Department also said Monday that authorities who searched his car found six cellphones, including one that showed a Google search of how to travel from Palm Beach County to Mexico.
They also found a list with dates in August, September and October and venues where Trump had appeared or was scheduled to, according to prosecutors. A notebook found in his car was filled with criticism of the Russian and Chinese governments and notes about how to join the war on behalf of Ukraine.
In addition, the detention memo cites a book authored by Routh last year in which he lambasted Trump’s approach to foreign policy, including in Ukraine. In the book, he wrote that Iran was “free to assassinate Trump” for having left the nuclear deal.

California yacht sinks after fireworks explode, blaze breaks out on video, luxury yacht explodes fireworks, live ammo onboard ... sinks after 2 hours.
A luxury yacht sank off the coast of Los Angeles ... taking on water after a ton of fireworks blasted off from the deck.
In a scene straight out of the film "Battleship," firefighters responded to the Marina del Rey harbor Wednesday night to fight a blaze consuming a 120-foot-yacht ... with news crews on hand to film the blaze.
Check out the video ... the fire squadrons gave it all they got -- but, it's pretty clearly a lost cause, with smoke billowing out from the ship.
As for the cause of the fire .... that's still under investigation -- but, just before it kicked off, fireworks launched off the ship and exploded just above, so it certainly seems like a magical moment gone wrong.
BTW ... authorities say there were also 1,000 rounds of ammunition on the boat -- unclear why or what kind. Authorities also say there were two people on the ship at the time. Both survived, with one sustaining minor injuries.
Unfortunately, there was no chance for firefighters to save this ship from the Titanic's fate ... the yacht sank about two hours after the fire started.
Like we said, investigators are still looking into how the fire started ... though we can't imagine fireworks and live ammo are a fire marshal-approved combo.
