Newport Shores Neighborhood and Amenities

Newport Shores is a luxurious and unique community located along the southeast shore of Lake Washington in the city of Bellevue, Washington. With more than 340 homes in the neighborhood, 100 of them are located on canal waterfront and Lake Washington.

The suburban neighborhood is primarily made up of medium to large-sized homes, with 3-5 bedrooms, single-family homes. The real estate is noticeably well-maintained.

In the serene enclave of Newport Shores, every homeowner is automatically enrolled as a Resident Member of the prestigious Newport Yacht Club, a cornerstone of the community’s identity and lifestyle. Operating under the umbrella of the Homeowners Association (HOA), this membership entails an annual due of $200, collected in January. However, this level of affiliation doesn’t grant access to the Clubhouse amenities or participation in its activities, unless homeowners upgrade to Active Membership status.

A pivotal shift occurred on January 1, 2005, mandating that all homebuyers within Newport Shores must assume the role of an Active Member in the Newport Yacht Club and maintain this status.

While most Newport Shores homeowners hold the coveted title of Active Resident Members in the Newport Yacht Club, this tier of membership extends beyond the community’s boundaries. Even after relocating, members can retain their status by continuing to pay monthly dues, billed every quarter. This entitles homeowners and their immediate families to the full spectrum of club facilities and activities.

For those who own marina slip licenses, a distinct mandate is in place – becoming an Active Associate Member of the Club is compulsory. This entails an initial fee and recurring monthly dues, also billed quarterly. In addition to access to the Clubhouse amenities, Associate Members are welcomed to engage in all Club activities.

Even home renters within the Newport Shores community can become Active Associate Members under the purview of their landlord agreements, subject to Board approval. Marina slip renters, on the other hand, have the flexibility to opt for Active Associate Membership during their occupancy. 

All membership categories, including Resident, Active Resident, and Active Associate, offer perks such as receiving the monthly newsletter and accessing the dedicated member’s website.

A Glimpse into the Opulent Amenities

One of the standout features of the Newport Shores community is the exclusive Newport Yacht Club. Functioning as a haven of indulgence within the neighborhood, this facility brings together a diverse range of activities, social gatherings, and events designed to cater to members of all age groups.

Among the notable amenities are three regulation-size tennis courts, a half-court basketball court, a children’s playground, a sandy volleyball court, a seasonal heated outdoor pool, and a marina. Additionally, a 1,700 square-foot banquet room stands ready for private rentals, serving both members and non-members alike.

The Newport Yacht Club is home to a vibrant swim team, a member of the Midlakes Swim League encompassing 27 teams from Seattle and the Eastside. While the swim team is open to all Active Members, there are 40 additional spots for Community Members who haven’t achieved Active Membership status yet.

Nestled south of the I-90 Bridge on Lake Washington in Bellevue, the Newport Yacht Club Marina stands as a remarkable feature of the club’s offerings. With a collection of 109 slips ranging from 26 to 50 feet in length, each equipped with 30-amp power and water connections, the marina caters to boat owners’ needs. Approximately 50 slips are available for annual and 6-month lease contracts.

Marina slip renters have the option to gain Active Associate Membership status, allowing them access to a wider range of privileges. By paying Average Price of Home Sold* Average Price Per Sq Ft* Average Days on the Market* Number of Homes Sold in the Last 12 Months Highest Priced Home Sold in the Last 12 Months Lowest Priced Home Sold in the Last 12 Monthsan initiation fee along with active monthly dues, these renters can immerse themselves in the club’s offerings for the duration of their slip occupancy.

The idyllic setting of Newport Shores in Bellevue looks like it could grace the front of a postcard. With homes on the waterfront and on private canals plus a newly remodeled yacht club, this is the stuff of dreams to the average American.

On the eastern shore of Lake Washington in southwest Bellevue, the first houses in the community were built in the early 1960s.

Three canals run through the community. Houses there have backyards that open onto the canal with protected moorage for boats.

The community also has the Newport Yacht Club, and membership is required for residents. The club has boat moorage, a pool, tennis courts, sand volleyball and a building available for rental.

There is a steep variance in home styles — from recently built mansions on the shores of Lake Washington to the original houses built in the 1960s — although even the smallest are spacious, typically about 2,400 square feet on an 1/3-acre lot.

Prices range from about $900,000 to $7 million.

Demand for homes in Newport Shores has remained strong, says Tony Marrese, a Windermere real-estate agent who has lived in the neighborhood for six years.

Kristin and Damon Nasman moved to the area 6 ½ years ago and chose it primarily because it’s where Damon grew up and where he wanted to raise his kids.

“There is a sense that people know they are going to live in this neighborhood a long time. It is a second family in a way, with a strong sense of belonging,” says Kristin Nasman. “Unless you have a reason to move, people don’t really move out,” she adds.

There are a number of residents with roots in the neighborhood like Damon’s.

Owning a boat is not a prerequisite to living in Newport Shores, but many residents do and some share.

Some years, there is even Christmas caroling by boats on the canals.

The tight-knit aspect of the neighborhood is evident in its numerous holiday activities.

The Fourth of July is one of the largest events, and activities include a fun run, tennis tournament, pet parade, pie-baking contest, chili cook-off and live and silent auctions.

It is a neighborhood where people know one another. Cathy Springman says neighbors joke that if they want to get any yard work done, they have to build in social time because of all the people who stop by to chat. Neighbors also joke that to get a good workout running or jogging, you have to leave the neighborhood because of the friendly social nature of the residents.

Sharalyn Ferrel, who has lived in Newport Shores for 25 years and also is a real-estate agent, calls it a “legacy community,” a kind of neighborhood people want to stay in or come back to.

That may help explain why out of the approximately 20 homes sold there a year, Marrese said, about 25 percent of them never go on the market. In a social neighborhood like this, word-of-mouth is enough.

Newport Yacht Club is a member’s only facility located within the prestigious Newport Shores community. The Clubhouse offers a wide array of activities, socials, and events for members of all ages. The Yacht Club facilities include three regulation size tennis courts, half-court basketball, kids playground, sand volleyball court, seasonal heated outdoor pool and a marina. The Club is available for private rentals for both members and non-members. The rental space includes a 1,700 square foot banquet space, 30×30 outdoor deck that overlooks the scenic Lake Washington and a full size catering kitchen. The event space is available for rent to the public and to Members, and includes a full kitchen with a buffet serving counter, commercial refrigerator and freezer and sink, stove, oven, dishwasher and commercial coffee maker. Round and rectangle tables are available for use as well as folding chairs; however dishes, glassware and linens are not provided.

I've lived in Redmond for 2 decades and I know the eastside really, really well. And still, I had no idea this yacht club existed before today. And it is quite a lovely venue for a meeting or conference or party. The building itself is reminiscent of a Cape Cod building, complete with periwinkle exterior with white trip. The meeting room is upstairs and it can accommodate at least 100 people (my meeting here recently had approximately 50 people in attendance, and the room was half full, at most). What I particularly liked most was the adjacent, large balcony-patio which overlooks a large pool, the marina here at this yacht club and Lake Washington. On a summer day, the views from this patio are beautiful. I can see this being a great venue for a wedding. There is also a full kitchen available beside the meeting room for food prep and clean up. The ladies' room downstairs was spacious, with a huge adjacent changing room (I presume for people changing to use the pool) and a nearby shower (again, for people using the pool facilities). I assume the mens' room is similarly furnished. There's a ton of parking available here in the lot. Very nice venue on the eastside!

Not too keen about this place, it was beautiful but maybe smaller than I expected it to be, it looks different in person. It has a barbecue area upstairs which is nice, outdoor pool with a life guard on duty! They also have a picnic area which had a few benches that was okay, I've seen better ones, I think they should update some of their furniture for it to look a little bit more modern. I saw that they have two tennis courts which is awesome and it's also outdoor! Overall I wasn't too impressed with the area, I was hoping for something that looked more dated , the front desk girl was polite but wasn't welcoming, she said what needs to be said when we entered the club. I was so excited to visit this place but I would say that my friend and I were not that impressed! It just looked like a big house with a lawn and some boats in front, I mean nothing special that I would recommend my friends to host parties here.

First off, Kyle who was managing the club that day was a cool and calm professional! He was accommodating and helped made sure that my event was seamless! His charm and sincerity went along way that day. Newport Yacht Club is beautiful and spacious. A full kitchen and lots of cooking space made my catering event a hit!
